- Government Harms The Economy
By: Fritz Pfister | - The primary economic factors that will impact the health of the housing market going forward will be interest rates, jobs, income, and consumer confidence. The Springfield Illinois housing market was down substantially to begin 2009, through May, then rebounded on demand driven by record low interest rates and the first time home buyer tax credit.

There's even better news for local home sellers, the inventory of homes for sale as of December 5 fell to 1505. The fewest since 2004. By: Fritz Pfister | - Realtors in Springfield Illinois may be poised to set a new record number of home sales for November dependent upon end of month closings. The 307 closed home sales reported through the end of business on the 27th are only 15 from tying the record set in 2005. We shall see when Realtors report closings on November 30. I'd bet on a new record.

By: Fritz Pfister | - Local Realtors in Springfield Illinois have posted the fifth consecutive month over month increase in the number of home sales June through October. Good news. Or is it? Has the local housing market returned to normal, or is it a false market driven by financial incentives provided by the government with your tax dollars?

- Home Buyers Better Go While The Going Is Good
By: Fritz Pfister | - For the past couple of months there has been a shift in the Springfield Illinois housing market with some very favorable trends, primarily due to the $8,000 first time home buyer tax credit, and historically low interest rates. - Consumer Confidence And Home Sales
By: Fritz Pfister | - Why the sluggish home sales? Coming off several months with interest rates at historic lows below five percent on thirty year mortgages, an eight thousand dollar tax credit for first time buyers, four thousand dollar state grants for first time buyers, and an above average number of homes for sale, one would think home sales would be skyrocketing. They're not. Four of the first five months were down in this historically stable Springfield Illinois housing market, and in May by 20%.

By: Fritz Pfister | - On my weekly radio program the warning was issued in October of 2005 that the supply of homes for sale had crested the record high. While numerous home owners, builders, and Realtors were unaware, remaining in a state of false euphoria about record numbers of home sales, and rapidly rising prices, reality was approaching.

The burst in activity pushed the sales pending for the year a dozen ahead of the same time frame in 2008.
