The Council of Mortgages Lenders has reported that remortgaging has sky-rocketed in the last three months, accounting for 37% of total mortgage lending. This comes as an attempt from homeowners to quickly cash-in on the best deals before the rise in interest rates threatens their financial security and ability to pay back their mortgage.


How many people are remortgaging their properties?

The Council of Mortgage Lenders (CML) has reported that remortgage loans increased by 16% in March compared to the previous month. Over the last few months remortgaging has been low due to the record low interest rates, but as they threaten to rise, so do the numbers of people trying to remortgage their home to avoid the crippling changes of outgoings that they could face. The Bank of England has given off mixed-signals, a rise in interest rates is a certain but how quickly these changes will be implemented is open to speculation. With some speculators warning that rates could rise to 5% within the year.

<description>Variable rates continued to dominate the UK's mortgage market throughout March, according to a new report.

A new report suggests that variable rates continued to dominate the UK's mortgage market throughout March.

According to the latest John Charcol Mortgage Index, 84 per cent of borrowers took out variable rate mortgages in March - the highest figure since October 2008. The index also revealed that just seven percent of home credit options taken out during the month were by first-time buyers.

During March, the study states that the difference between comparable variable and five-year fixed rates was around 2.5 per cent, a figure described as "monumentally different" by Drew Wotherspoon, director of marketing at the firm. However, the latest statistics indicate that fixing rather than floating is coming back into fashion in April, as this differential figure is now on the decline.

"When you look below the surface, with the large premium that borrowers have to pay for a fixed rate mortgage and the expected future movement of the bank rate, it is little surprise that variable mortgages have dominated their fixed counterparts recently," added Mr Wotherspoon.

In a study conducted by Abbey, an estimated 5.1 million, or one in three, homeowners claim that if they had to remortgage their property immediately then they would choose to fix the rate of interest payable for a period of five years or more. According to the findings, some 2.5 million people would opt to keep mortgage payments consistent for five years, while 1.1 million look for a ten-year deal. Meanwhile, some 1.5 million would like to see their rate stay consistent for 15 years. And in making sure interest rates remain at a consistent level, many homeowners could find their monthly payments stay the same, which in turn could help them to meet other areas of financial demand that they might face such as loans, utility bills and credit cards with greater ease.

The study also indicated a fall in popularity for the once well-received two-year fixed-rate deals. Over the summer, more than 40 per cent of respondents stated that they would choose this type of product. <description>Consumers could be using cheap loans to consolidate their existing debts rather than to fund big purchases, based on the findings of research carried out by GfK NOP on behalf of the European commission.

According to the market research company, its consumer confidence survey of 2,000 individuals aged 16 and above revealed that the climate for major purchases lessened in the month of October, based on the latest index score.

GfK NOP uses a number of indices to score different areas of consumer confidence, with the major purchases measure down two points to minus five. This represents an 11-point fall from the same period last year and is the lowest the index has been for almost 12 years, suggesting less people are willing to make a major purchase through savings or an easy loan.

The overall consumer confidence index fell in October to a score of minus eight, with the drop in the major purchases index contributing to this. The news comes after research conducted by John Charcol indicates that all of the variable rate deals with interest of at least half a percentage point below the Bank of England's base rate were withdrawn over the course of last week. Meanwhile, the majority of fixed-rate products on a two-year contract are said to be staying level around the 6.3 per cent mark, some 0.55 percentage points above the current 5.75 per cent base rate set by the Bank of England's monetary policy committee.

As a result, Drew Wotherspoon, marketing and communications director for the financial services firm, stated that the cost gap between the two types of borrowing has "shrunk" so much that consumers are now left with the choice of either opting for a secured loan which offers a low rate of interest but large fees or one with lesser attached costs but higher interest rates to pay.

According to research by Which?, Britons should check their files with all three of the country's credit reference agencies - Call Credit, Experian and Equifax - at least once every year, or whenever they want to borrow money, as doing so could see them get a more competitive rate of interest on their loan. The firm claimed that as various credit providers use reports from different agencies they do not always hold the same information on consumers when judging their ability to make repayments on borrowing. And with a credit check costing about 2 pounds each, consumers were advised that it could be "money spent well" if it helps to secure a lower rate of interest.

<description>Those yet to change to an offset mortgage could be "missing out", it has been suggested.

According to figures by Yorkshire Bank, some four million homeowners could collectively save up to 29 billion pounds in interest and income tax by switching their mortgage, savings and currents accounts to an offset product. With an average potential saving of more than 11,000, pounds making the switch could see households save some 11,000 pounds - a figure which could help many consumers pay off their secured homeowner loans.

Gary Lumby, head of retail for Yorkshire Bank, said: "The average homeowner who has their savings, current account and mortgage with the same bank but has not yet considered an offset mortgage could be missing out on a great opportunity." He added that following recent interest rate rises by the Bank of England, those with offset mortgages are beginning to see "positive balances" in current and savings accounts "working even harder to offset mortgage interest".
