         <title>A Day in the Life of a Successful Private Lender - How Private Lending makes me Money</title>

         <description>It was 11:00 PM, and I was trolling through Craigslist ads looking for real estate investors seeking money for their deals. Within first 15 minutes, I found a good lead with a phone number.

The next day, I made contact and negotiated a 50/50 net profit split with Peter, the investor. Peter had been offering 12% interest, but was open to the 50/50 split due to the timing requirement of the deal. Peter needed $30,000 for two short sale deals out of state, for a total of $60,000.

Each of those properties was worth $90,000!

When I performed my due diligence and discovered that Peter was indeed a seasoned investor and that the two short sale deals would perform according to Peter's projections, I decided to fund the private loans.

Peter purchased the two properties; he conducted the minor rehab work and sold the properties. Upon closing of escrow, Peter and I split a net profit amount of $60,000 for the two properties.

Where do you start?

Let's start with 3 basic ways of getting money: - Save It! - Borrow It! - Trade It!

I will expand on each of the above.

1) Save It: This is NOT my favorite way, but many people save money by living frugally and/or making more money. Once you have saved enough, you can start investing. Like I said, this is NOT my favorite way.

2) Borrow It: This is one way to get money. You have to make sure you match the investment to the method of paying the money back. For example, borrowing money for a long term, no cash flow investment is not a good idea. Borrowing money against a cash-flowing investment might be a better idea. Here is an example: If you have a building that cash flows, then borrowing against it is a good idea. This is basic "arbitrage." Just make sure that your cash flow coming in is HIGHER than what you are paying.

3) Trade It: You can raise money by selling shares in your company. So what's up with all these deeds?

Let's start with the definition of "deed"...

"Property deeds are legal instruments that are used to assign ownership of real property, to transfer title to the land and its improvements such as a house."

So when you buy a house, you use a "deed" document to transfer property ownership.

Grant Deed: Think of Grant Deed as a way of transferring ownership of a property in California. The Grant Deed comes with some guarantees.

Warranty Deed: Think of Warranty Deed as the equivalent to the Grant Deed, but used in all other states but California. Also, a Warranty Deed comes with some guarantees (in general, more than the Grant Deed).

Quitclaim Deed: A Quitclaim Deed is a way of transfer ownership without any guarantees. Think of it as saying "I am transferring ownership of ANY interest I MAY possess in this property, but I am NOT guaranteeing any ownership."
