If you are like me, a British expat, you will know that it is a compulsory when you are buying or selling a property a building survey is required. This survey is usually carried out by the lenders, or mortgage provider. What many buyers and sellers don’t realize is, is that this survey is an inspection to establish the value of the property. This survey doesn’t tell the buyer if there are any defects or structural problems with the house. There are 3 types of report the surveyors can carry out on properties, the first a valuation (most common) and then a buyers report. This is the report the lender will usually ask for if the building is more than 10 years old. The third is a full structural survey, which is left to the buyers discretion, if they wish to obtain from the surveyor.          <description>Scientists in Thailand have issued warnings of that the acceleration of bridge expressway construction around the city is creating a greater chance of earthquake damage. They are also warning old building owners to strengthen their buildings’ against earthquakes.

The Engineering Institute of Thailand said that a 6.7 Richter scale earthquake that occurred on 24 March last year with its epicenter in the middle of Myanmar caused vibrations to reach the northern regions of Thailand as well as the buildings of Bangkok. And it is likely to happen again any time. 

Even though Thailand has recent rules and regulations specifying load, resistance and durability of buildings as well as ground support to resist earthquake shocks, they do not apply to buildings constructed before 2007. Therefore, the owners of older buildings should focus on improving the building which will help reduce the severity of a disaster by investing just 3-5% of building construction cost to add steel casings at the base of support columns or covering the columns with carbon fiber sheet. The Department of Rural Roads (DORR) will coordinate with the Mass Rapid Transit Authority of Thailand (MRTA) in adjusting the structure plan of the blue line (Hualumpong – Bang Kea and Bang Sue - Tha Phra extensions) and the Silom Road Extension at stations near the intersection of Bang Wa (S12) to allow the construction of the Taksin-Bang Wa extension which will be completed and opened on December 5, 2012.

The construction project of the Blue Line MRT by the government was designed to go over the roof of the Silom MRT extension at Bang Wa station (S12) which will need a plan adjustment.          <description>Real estate business associations are opposing a new Bangkok city planning statute aimed at limiting high-rise buildings to roads that have a width of at least 12-16 meters.

The current city planning draft plan (3rd revision) is in the process of opening public hearings but the assessment of the draft comprehensive plan initially found that Bangkok condominiums will be most affected by limiting the construction of a large building or a residential-sized volume of over 10,000 square meters only to streets with a width exceeding 12 - 16 meters. Such a definition would be a starting point of limiting tall buildings in alley, especially in the Sukhumvit area and on Phaholyothin Road which have no roads wider than the draft comprehensive plan.

However, even Bangkok had to clarify that the new road construction would be 12 to 16 meters wide and more totaling 126 routes from 25 routes originally planned. More than 36,000 units are scheduled to be completed by the end of 2011, the highest since the economic crisis in 1997.
The average selling price in the inner city was the highest at more than 130,000 baht per square meter, more than 45% higher than the average in Bangkok. The Sky Walk construction costs are about 43,000 baht per square kilometer. Materials would be produced by the fabrication plant, and gradually transported to the site ready for installation. But there are some worries that police will not allow construction at some of the sites due to heavy traffic conditions in the area.

Currently the project is awaiting a final contract to be signed with the contractor and a loan agreement with Krung Thai Bank. The Bangkok Administrative office has appointed Bangkok Thanakom Ltd.
