Something that has always amazed me since I arrived in Thailand is that there are no legal requirements or obligations of property inspections on new or second hand properties. If you are like me, a British expat, you will know that it is a compulsory when you are buying or selling a property a building survey is required. This survey is usually carried out by the lenders, or mortgage provider. What many buyers and sellers don’t realize is, is that this survey is an inspection to establish the value of the property. The Department of Rural Roads (DORR) will coordinate with the Mass Rapid Transit Authority of Thailand (MRTA) in adjusting the structure plan of the blue line (Hualumpong – Bang Kea and Bang Sue - Tha Phra extensions) and the Silom Road Extension at stations near the intersection of Bang Wa (S12) to allow the construction of the Taksin-Bang Wa extension which will be completed and opened on December 5, 2012. Bangkok’s property market shows no signs of slowing down in terms of new construction of condominiums as projects along Sukhumvit Road, a top Skytrain route, continue to be launched. The route from the Phloenchit intersection to Sukhumvit Soi 55 or Thonglor is seeing high competition among property developers as they have launched condominium projects worth more than Bt100 billion, with more than 10,000 units. Since last year nearly 100 projects have been launched in the area by both listed and non-listed property firms. Real estate activity in Bangkok market was vigorous in April with 41 new projects that will include 11,263 new units with a total value of 29,470 million baht. The new housing units are mostly condominiums with 5536 units (49%), followed by single family homes with 2879 units (26%), townhouses with 2364 units (21%). These new units are mainly located along the extension of the Purple Line. (Bang Sue - Bang Yai) and the Pink Line (Chaengwattana - Ramindra), the new mass transit underground train lines being developed by the MRT. Interms of the developers who are involved in these new projects, 70% of the units are from nine companies listed on the Stock Exchange of Thailand including Pruksa Real Estate PLC, Land & House PLC, Lalin Property PLC, Major Development Plc, Asian Property Development PLC, LPN Development PLC, Sansiri PLC, Thanasiri Group PLC, Supalai PLC. The sky corridors of Bangkok (Bangkok Metropolitan Authority) or Sky Walk construction project is still in the formative stages but a fair amount of debate has been going on now over a number of contentious issues that have not been fully resolved yet. The Sky Walk construction costs are about 43,000 baht per square kilometer. The project is going to require a speedy construction process in order to be completed before December of this year to celebrate the auspicious occasion celebrating His Majesty the King’s 84th birthday on December 5, 2011. Materials would be produced by the fabrication plant, and gradually transported to the site ready for installation. But there are some worries that police will not allow construction at some of the sites due to heavy traffic conditions in the area. Currently the project is awaiting a final contract to be signed with the contractor and a loan agreement with Krung Thai Bank. The Bangkok Administrative office has appointed Bangkok Thanakom Ltd. Real estate and construction businesses reported revenue throughout 2010 with income over 3 trillion baht and a total profit of 35 billion baht. Italian-Thai Development PCL revenue was up to 36,676 million Baht Especially, 35 housing developers combined earnings of 1.61 billion grew 16% and profits jumped more than 26% to an excess of 23 billion baht.
