         <title>WHOLESALE HOUSE FLIPPING  LETTERS OF INTENT</title>

My experience with sellers is that they know very little about contracts, title companies or any of the procedures that are involved with the selling of their home or property. I think it is your and my duty to make the situation as comfortable as possible for them. 

I rarely sign a Purchase Contract with a seller until we go to the Title Company that is being used. When the seller and myself are ready to perform on a contract, I will encourage them to meet me at the office of the title company, with a title officer or the attorney that owns the company. At this point they can ask any questions about the contract or procedures involved. Once the contract is signed then I proceed to finalizing the cost of repairs estimates and locating the right buyer/investor/rehabber to purchase my contract.

Many people that try and wholesale or flip contracts are way too aggressive with the seller to get them under contract. I personally feel that this will lose many deals for them and of course lose a great amount of income.          <description>I have been in the business of Real Estate Wholesaling for over two decades and have met many people who refer to themselves as professional wholesalers. They flip houses for a living, but that is all they do. They use various means to locate a house and then their determination of the value is usually wrong. I have many of them call me and ask if I have a buyer for the property. In almost every case, they want to split their assignment fee for me to provide an investor. They rarely have a data-base of investors to buy their contract. Of course this will cost you a considerable part of your assignment fee. I do understand that there are situations where they may just be getting started or they may be a person you are networking with. In some cases you use other wholesalers that you network with to get a contract bought. I have been a real estate investor for many years and specialize in wholesaling properties (single and multi-family properties). I have been very successful in this niche of real estate investing.

The reason that I have been successful is simple: Having a large data-base of investors to offer my contracts to. Without those contacts, you might want to look into another career. I advertise aggressively for motivated sellers and when I put a house under contract, I need to be ready to move fairly quickly. The seller wants to move quickly and I need to make a living. My standard contract with a seller allows me approximately 45 days to find an investor or rehabber to purchase the contract that I have. But things happen and sellers get anxious and I donâ€™t want to lose potential profit.

Normally, I will sign a Letter of Intent with the seller that allows me a few days to prepare the contract and investigate the house more closely.  I am just now catching up to the internet world. I played professional golf most of my life, but have been an active real estate investor and wholesaler for around 22 years.

I have contracted over 200 homes in that period of time. Most of those homes I have flipped to other investors / rehabbers and made a very quick and fairly easy profit. I have also kept many homes to rehab and retail out and many of them I kept for rental property, to build long term wealth.
I have used several different exit strategies when I buy homes. Owner financing , lease options and rental property. This is the beauty of being a professional real estate wholesaler. It gives me many options on property that I have bought at big discounts. If I keep the property for rental, then I have a great piece of real estate that has huge equity and certainly is not as effected by downturns in the real estate market.

I rarely deal with foreclosure property. In most cases there is very little equity to work with.
