Feldman Law Center - Federal Government Prodding Loan Companies

Loan modifications have grown in popularity over the years because they have been increasingly successful in keeping people in their homes. As a result, the federal government has become a big fan of loan modifications and is getting more involved. The Obama administration is pressing mortgage servicing companies to step up their efforts to modify troubled loans under its housing rescue program. The White House is frustrated with the pace at which homes are being foreclosed on, as well as the pace with which loan modifications are being processed.

The Obama administration has seen a significant ramp up” of loan modification activity, but it often times does not seem like enough when so many people are hurting. Federal loan modifications have helped some people stay in their homes, but the federal government often cannot give enough attention to all of the people who need help right now. Think about the millions upon millions of homeowners who need assistance with their mortgages and how few government representatives there are helping them. What many people need is a California loan modification attorney working with them, one on one, to keep their homes. **End Summary** Topics: loan modification stop foreclosure foreclosure assistance foreclosure program loan modification help foreclosure help foreclosure relief mortg
About the Author:
Welcome to 'Loan Modification Help' Center. 'Loan Modification Help' Center has information about loan modifications and resources to help you with your 'home loan modification' .
Feldman Law Center - California Loan Modification Information for 2009

Over the last two years, tens of millions of people have learned far more about loan modifications than they ever thought they would. The economic crisis and real estate crash forced people caught in difficult situations and overwhelming mortgages to look for their best options to keep their home. Foreclosure signs littered entire neighborhoods, and the state of California was thrown into a tale spin from which is has not yet recovered.

The question then becomes how can I keep my home in spite of everything that’s happening?” The answer might be different for everyone, but one thing is for sure, a California loan modification attorney might just be your new best friend. It has become clear that Wall Street’s interference with the real estate industry has caused more chaos than every before. Entire neighborhoods used subprime mortgages to buy their homes, and as a result those neighborhoods are at risk of total collapse.

Contrary to popular belief, loan modifications have been around for a long time, helping people throughout California, and the rest of America, stay in their homes. **End Summary** Topics: loan modification stop foreclosure foreclosure assistance foreclosure program loan modification help foreclosure help foreclosure relief mortg
About the Author:
We are the #1 website for FREE 'loan modification' help and mortgage assistance programs to stop foreclosure. 'Loan Modification' Help Center has information about loan modifications and resources to help you with your home 'loan modification' Learn what agreement and government help is available!

Avoiding a loan modification scam can be difficult, especially if you have not done your homework. Today, recent statistics show that one in ten homeowners is either in foreclosure or behind on their payments. This means there are millions of homeowners in dangerous financial positions, with millions more on the brink of chaos. There are so many loan modification companies in California, let alone America, that keeping on top of the illegitimate ones is impossible.

Here are some common loan modification scams being perpetrated throughout California:

The Disappearing Foreclosure Professional This is the kind of person who promises the world, then takes a payment and finally just vanishes. This individual will perform little or no service, will take your money and will leave you with all the problems you had to start with.

Feldman Law Center - Are Subprime Mortgages Returning?

There is a great quote regarding history that goes those who do not study history are doomed to repeat it. However, it seems that even as we are watching history play out, we are seeing people repeating it again and again. A huge portion of our current economic crisis was caused by subprime mortgages and predatory lending practices. Unfortunately, some companies are going back to the subprime concepts.

Toll Brothers Inc. is using a subprime tactic to lure new home buyers, offering a 3.75% interest rate for seven years on conforming loans. Many companies are expected to copy the concept, in spite of how badly the economy collapsed because of it. During the housing boom, home buyers were tempted by loans that offered shockingly low rates, only to see them reset higher, sometimes very quickly, which resulted in crippling payments two and three times the original amount. People who were banking on a home increasing in value were sorely disappointed. This tactic is once again being used by mortgage companies to attract prospective homeowners, ignoring how this very tactic crushed large portions of the nation’s economic vitality. **End Summary** Topics: loan modification stop foreclosure foreclosure assistance foreclosure program loan modification help foreclosure help foreclosure relief mortg
About the Author:
We are the #1 website for FREE 'loan modification help' and mortgage assistance programs to stop foreclosure. 'Loan Modification Help' Center has information about loan modifications and resources to help you with your 'home loan modification' Learn what agreement, and government help is available !

Home Loan Modifications, Delinquencies, and Foreclosures Rose in the First Quarter

Lenders and servicers were able to modify more troubled loans during the first quarter, according to a recently released government report, but the number of homeowners falling behind on their payments continued to increase as well, and at a faster pace.

The report by the Comptroller of the Currency and the Office of Thrift Supervision, the regulator for banks and thrifts across the country, stated that home loan modifications during the first quarter of 2009 jumped 55 percent from the last quarter of 2008 and 172 percent from the same quarter last year. The two agencies’ report represents data from 64 percent of outstanding first lien residential mortgages.

According to the report, most modifications decreased homeowners’ mortgage payments by lowering the interest rates and/or extending the maturity of the mortgages. Lenders and servicers are still reluctant to include principle reductions in loan modifications as witnessed by 1.8% of modifications that included a reduction. Principle reductions could increase dramatically since the passage in Congress of the Safe Harbor Bill in May. The bill gives loan servicers greater autonomy from mortgage investors in how they negotiate terms on home loan modifications, including principle reductions. **End Summary** Topics: loan modification stop foreclosure foreclosure assistance foreclosure program loan modification help foreclosure help foreclosure relief mortg
About the Author:
Welcome to Loan Modification Help Center. Loan Modification Help Center has information about loan modifications and resources to help you with your home loan modification.

As unemployment creeps up the income brackets, the extravagant homes that served as the background of shows like The OC” and Laguna Beach” are likely to begin suffering price decreases similar to their less expensive neighbors. According to Mark Hanson of the Field Check Group, homes that fetched over $1 million dollars during the real estate boom are the next category in the cross hairs of heavy price decreases.

Growing unemployment rates are being felt in the prime mortgages already. The percentage of prime borrowers seriously delinquent on their mortgage rose 20.3 percent during the first quarter compared with the previous quarter. It was up 163.7 percent compared with the same quarter a year ago. In comparison, the percentage of subprime borrowers seriously delinquent rose only 1.5 percent during the first quarter. It was up 54.9 percent from the same period a year ago. That is not to say that the subprime borrowers are better off than the primes, it’s evidence that the complete washout of the riskiest borrowers is winding down.

The jumbo prime borrowers, like those in Orange County, Ca. **End Summary** Topics: loan modification stop foreclosure foreclosure assistance foreclosure program loan modification help foreclosure help foreclosure relief mortg
About the Author:
Welcome to Loan Modification Help Center. Loan Modification Help Center has information about loan modifications and resources to help you with your home loan modification.
Loan Modification Help Center President Obama Continues to Pass Legislation

The Wall Street Journal reported in July, 2009 that President Obama is now expanding the plan to help the number of borrowers who can refinance their homes. The administration said that borrowers with mortgages worth up to 125 percent of their home’s value will now be eligible to refinance under its program, up from a 105 percent limit.

According to the new plan, borrowers must be current on their mortgages and have loans owned or backed by government controlled mortgage companies Fannie Mae or Freddie Mac. One of the challenges with the government plan is that it does not help those who are in severe circumstances, either behind on payments or facing foreclosure. The plan does expand the opportunities for those not facing foreclosure to get help, but if you are in the midst of a foreclosure proceeding or if you just received a foreclosure notice, you need some other form of assistance.

The government is hoping that by raising the percentage, many more Americans will be assisted in getting the help they need to stay in their homes. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about home loan modification .

Statistics show that divorce happens more often due to financial troubles than anything else. Sexual challenges, family issues, health issues and other areas are all less important to a healthy marriage than solid financial footing.

One of the biggest areas of stress for any couple is buying a home and keeping it. There are four major life decisions: choosing a spouse; buying a home; picking a career; and having kids. Buying a home involves incredible amounts of money, complete sacrifice on the parts of both spouses, a long term dedication and more. The process of buying a home can be traumatic, because people are taking so many factors into consideration schools, work, neighbors, etc. After investing so much time and effort into choosing a home and putting up the money to buy it, it can be completely heartbreaking to see that home go into foreclosure. Many marriages have ended because of the strain that foreclosure has brought on the people involved. Spouses begin to question themselves and each other, all the time wondering why they find themselves in the midst of foreclosure proceedings. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about loan modification attorney .
Loan Modification Help Center Understanding the Foreclosure Process

Very often, when someone contacts a loan modification attorney they really do not understand how the foreclosure process works or how to stop it. People who do not understand foreclosure proceedings are often scared, timid and unwilling to do what it takes to stay in their homes. Many think that if they just ignore their lenders, they will go away. However, inaction is not any way to respond to a potential foreclosure. The only way to mount a successful defense to foreclosure proceedings is to know how the process works, and talk to the loan modification attorneys who know how to stop it.

Foreclosure Process

The first step in the foreclosure process begins when a lender files a Notice of Default” with the county recorder. This often proceeds a period of non-payment by the borrower, meaning the homeowner is defaulting on the loan by not making payments. This notice is mailed to the borrower and any other affected parties. This is in no way the end of the process; in fact, up to five business days before the trustee’s sale, the borrower can pay off the default amount plus any addition fees and/or fines and stop the foreclosure process. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about loan modifications .

Regardless of where you are at financially, it is almost never too late to avoid losing your home to foreclosure. Qualified loan modification attorneys know that while it is easy to lose hope and fall into a place of inaction, you have many tools at your disposal.

Options

Contact your existing lender and see if you can get a forbearance, a payment plan or a deed in lieu of foreclosure. A forbearance is an agreement between the lender and the borrower that reinstates the delinquent loan through the payment of a lump sum or a schedule of payments over a period of time. A payment plan is similar to forbearance; in some cases, the lender may agree to a short term payment plan if you can prove you’ve had a hardship (loss of a job, medical bills, etc.). A deed in lieu of foreclosure is a voluntary transference of title to the lender. Most often, this is used as a last ditch effort by the homeowner to avoid the negative consequences of foreclosure.

The problem with all of these options is that they require a great deal of cash on hand, something you most likely do not have available. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about hardship loan modification .

Arriving at the decision to do a loan modification is rarely done at the liesure of the homeowner. It is normally done under the duress of phone calls for collections, the stress of an uncertain future, and the possibility of foreclosure. The beauty of a properly done loan modification is that the process can solve all these issues by bringing your payments back in line with what you can afford and put you back in charge of your life. Stay positive, hold your head up, and keep the end result in mind as you head into the process because it’s going to take some time, work, and patience to get through it.

Qualifying for a loan modification is a hardship based, as opposed to applying for a mortgage under conventional circumstances. Under normal conditions, two of the big hurdles are credit scores and payment/income ratios. These are not big factors in the approval process for a loan modification. The list of hardships includes job loss, divorce, illness, being underwater on the mortgage, and adjusted or recasted rates that have increased to the point where they are now out of reach for the the homeowner. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
Southern California Housing Prices Fall 36%

According to MDA DataQuick, a San Diego based aggregator of county record surveys; house and condominium prices fell by a whopping 36% from April 2008 to April 2009. The median price dropped from $385,000 to $247,000. From the peak in housing prices two years ago prices have fallen by 51% in the region.

Calling price stability …tenuous at best”, MDA analyst Andrew LePage added It’s going to come down to how much worse job losses and foreclosures are going to get for the balance of the year.” Discounted foreclosure properties are dominating the market which is probably exaggerating the amount of the drop in prices. On sales of previously owned homes, foreclosures made up 54% of the total. It’s the seventh month in row that foreclosures have made up over 50% of previously owned properties.

The median price was down 1.2% from March, another month heavy in foreclosure activity. Median prices, in addition to being influenced by overall foreclosure sales, were also influenced by a relative handful of distressed sales in higher priced coastal areas, according to MDA DataQuick. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .

Loan modifications have become increasingly popular in today’s society due to the abundance of foreclosures. This process is setup to help homeowners avoid the process of foreclosure by offering assistance in lowering their mortgage payments. Many times, however if you apply for a loan modification, you may be turned down. There are certain requirements that the lender must standby in order to accept your application. This is the number one reason why you should hire a professional to take charge of the entire loan modification process. This knowledgeable staff will, for a fee, contact the lender and do all of the negotiating for you. In detail, they will help you to write a letter of hardship to the lender explaining why you are need of a loan modification. There are many companies claiming to be a law firm, but in turn they are not. This may result in transferring the incorrect information and hurting your case rather than saving your home.

Many individuals are facing foreclosure due to the past market. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
Loan Consolidation for Loan Modification Center

Loan consolidation can be a great alternative to other forms of loan modification and a great way to manage your debt. Rather than making multiple large payments to several lenders, a consolidation loan allows you to make just one regular payment. Often the payment after the loan modification is smaller than the sum of your existing payments, allowing you more breathing room financially, as well as making it simpler to track your monthly expenses. Many loan modification companies will not consider consolidation loans, preferring to try renegotiating you existing loans without looking at other options. At Loan Modification Center, we know that if the interest rates on your existing debts are too high, a consolidation loan may be for you.

The most common question about consolidation loans is how another loan can help someone who is having trouble because of the loans they already have. The answer is that a consolidation loan is not just another home loan or just another form of mortgage loan modification. It is a loan that allows you to pay off your other debts, leaving you with only the one loan to worry about. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
Most people facing foreclosure or some other financial hardship don’t really know whether or not they qualify for a California loan modification. If you get a loan modification, your monthly payments could be cut by as much as 60%, allowing you to continue to make your payments and stay in your home. A California home loan modification attorney can sit down with you and discuss your situation, helping you to know whether or not you actually qualify.

According to the Department of Treasury Anyone with high combined mortgage debt compared to income or who is underwater” (with a combined mortgage balance higher than the current market value of his house) may be eligible for a loan modification.” The federal government altered the standards a person has to meet to qualify for a home loan modification after hundreds of thousands of people started to fall into foreclosure or fall dangerously close to foreclosure. This radical change also includes borrowers who show other indications of being at risk of default. These signs of risk may include a spouse losing a job, a loss of revenue (such as a pay cut) or other financial hardship. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
Loan Modification Help Center What is a Principal Reduction?

In the world of home loan modifications, there are many avenues to travel down that will end up with you getting a lower monthly mortgage payment. Your California loan modification attorney can get your interest rate adjusted, the length of your loan adjusted or some other option. One of the least understood loan modification options is the principal reduction.

Principal reductions are difficult to accomplish, and lenders are rarely interested in doing a principal reduction, or even willing to admit that it is an option. However, a qualified home loan modification company will have the kind of knowledge, experience and know-how to achieve this incredibly important goal. Principal reduction is a process whereby your home loan modification company negotiates down the principal of the loan, which will lower your monthly payments. Lenders do not want to give up profits, and so this option is often the last discussed. It is also difficult for most loan modification companies to achieve because it takes a particular skill in negotiating and a tenacious attitude.

Many people would love to see their principal balance go down 10, 15 or even 20%. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
Loan Modification Help Center Truth About Lenders

Did you know that California lenders must accept loan modifications? A law that was enacted in July of 2008 required lenders of residential loans in California to accept loan modifications in most foreclosure situations. This law assists consumers and homeowners quite a bit, making a California home loan modification much easier to achieve. This law applies to all mortgage loans made from January 2003 through December 2007; obviously these are the years that the most people signed up for subprime mortgages. Subprime mortgages have adjustable interest rates which cause the monthly payments to change, which has caused many foreclosures throughout the country. The monthly payments double and sometimes triple, crippling the borrower’s ability to pay.

What many folks are just now discovering is that mortgage loans were designed in such a way that people were comfortable with risk. In the past, California home loans were designed to limit risk as much as possible. What has made California home loan modifications a necessity for most people is that mortgage companies grew more comfortable with risk. The subprime mortgages were packaged into larger securities sold to investors, hoping that tying risky mortgages to less risky investments would minimize the total risk. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
Loan Modification Help Center Myths About Loan Modifications

Most people are truly unaware of the various misnomers, misunderstandings and myths being propagated in regard to home loan modifications. At the Loan Modification Help Center, we have put together a list of common myths people tend to believe about loan modifications. This is so you can see the truth and make an informed decision about your current financial situation without having to go on false information and lies.

Myth Your bank or lender wants you out of your home and wants to own your home. This is an unfortunate myth that people believe far too often. To put it bluntly, your bank wants your money, not your home. They earn more money if you can make payments than they do if the home goes into foreclosure. Foreclosures not only cost the bank money from your lack of payment, but there are attorney fees, agent commissions, potential landscaping costs, home rehabbing and more when doing a foreclosure. All of that is good news because it means negotiating a loan modification makes them more money than sending your home into foreclosure.

Myth Your terrible credit score will keep you from qualifying for a loan modification. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .

Did you know that executives throughout America are finally being brought to justice for the predatory lending and subprime mortgage fiasco? The subprime mortgages that helped ruin the current economy by taking advantage of unsuspecting home buyers were fueled, in part, by executives such as Countrywide Financial CEO Angelo Mozilo. Loan modification companies in California and the rest of the nation have been crying foul for quite a while, trying to alert authorities to the abuses going on.

Individuals such as Mr. Mozilo were committing two major crimes (allegedly): the first was selling incredibly flawed and risky mortgages to home buyers who would later go into foreclosure; and the second was presenting company assets as high-quality when they were actually toxic” or poison” in hindsight. Some of these individuals will go to prison because of the securities fraud, others will be convicted of mortgage fraud. However, the people who are facing foreclosure won’t be assisted by any of these convictions, because it won’t stop their foreclosure proceedings.

In the end, one of the only things that can put a halt to home foreclosure proceedings is a highly qualified loan modification company. **End Summary** Topics: loan modification loan modifications
About the Author:
Alex is a famous author who writes about Loan Modification .
