How To Make Money in Today's Foreclosure Market

Banks are no longer penalized for holding on to properties like they used to be. Therefore, they are much keener to hang on to a property until they get the money that they deserve. However, the foreclosure market has changed and grown significantly, which means that banks have two or three times as much work to do as they used to. The balance between these two things means that some properties will still be hot deals that you can get for next to nothing, or at least profit from in some form. Do you know where to look? Do you know how to buy foreclosures? Here are some steps that you should be taking in the process:

-First, get a list. Foreclosure lists are FREE public record information. Go to your clerk of courts or sheriff's office and get the list. Or try your local public library. Learn the list, love the list. It will be your key to profits every time.

-Find anything that is less than 80% of its value. Go for the best deals first. You need to be learning about the different ways to buy foreclosures at this time, too. **End Summary** Topics: foreclosures preforeclosures short sales REO bank owned buy notes foreclosure auction
About the Author:
For more great Foreclosure Investing secrets from Jason Loucks and a FREE CD on how you can start profiting from Foreclosures, Preforeclosures, Short Sales, and REO's for yourself, go now to: <a href="http://www.preforeclosurefortune.com/">

10 Things You Must Know When Picking a Real Estate System

If you're new to the Real Estate Business, or looking to increase your profits and decrease your risk, you'll need to get some training. But finding the right methods and systems to use can be tough!

There are 10 things you must know to avoid getting ripped off, lied to, and robbed of your hard-earned cash when picking a real estate system:

1. First, you need to learn up to date techniques.

Many so called 'Guru's' teach out-dated and dangerous techniques- but the truth is, those techniques haven't worked in 20 years! If you paid someone to teach you those, get your money back!

New Investors are often told to learn from someone who has "been there and done that"- but that's absolutely wrong! You want to learn current techniques and strategies from someone who not only did that, but is still doing it today!

2. You must know that the System you're using works in the Real World!

There's a lot of Seminar talk floating around in this business- and it's total crap! Nothing makes people in the Business want to work with you less than seeing 'and/or assigns' on your contracts! **End Summary** Topics: investing real estate real estate investing no money down foreclosure preforeclosures

How to Maximize Your Profits With Short Sales

Short sales are often given a bad reputation in the world of real estate. The reason for this is because about 90% of the investors out there only perform the one type of short sale, the most obvious one. They invest in houses that have a lot of debt on them and are often over-financed to the point where the seller owes 10% to 50% more than the home is actually worth.

This is the most obvious choice for short sales because they are so easy to find, and easy to negotiate with the seller. But this type of overleveraged deal is also one of the most difficult transactions to complete, and nearly impossible, barring unusual circumstances, to buy at a price that makes it work for us as Investors.

Getting a bank to accept 90% or so of market value as full payoff on a fast sale is easy, but getting great deals- 30% below market or more- is nearly impossible when the seller owes more than full value on a nice house in a nice neighborhood, which is why most people give up on short sales so easily. **End Summary** Topics: foreclosures preforeclosures short sales REO bank owned

Making Money in Foreclosures is Easier Than Trying to Make Money With Rentals or Rehabbs

The real estate industry is the fastest and easiest place to make money. But most are going about it all wrong. Sure, you could probably make a little cash rehabbing homes or renting properties as a landlord, but you'll do a lot more work than you think. Foreclosed homes, on the other hand, are much less work and can give you more cash profits up front. If you're looking to make fast cash in real estate, rehabbing and renting are definitely the WORST ways to do it.

Being a landlord sounds cool, right? Tenants pay the bills and then some, while you sit back and profit? Wrong. It might seem like a good idea, but but the fun leaves very quickly. You'll probably lose money up front, buying the property and getting it cleaned up and ready. Then you'll likely lose money each month for quite some time, and pay a manager or management company, or make a little money at first, very little, and do all of the maintenance and management yourself. Fix a toilet at 3 AM anyone? No thanks! **End Summary** Topics: buy foreclosures foreclosure loan modification flip foreclosure real estate investing

How to Make Easy Profits With Preforeclosures

Some people think that it's hard to get into the business of buying foreclosued properties because owners it's too expensive. However, this is just not the case. If you want a quick, easy way to buy preforeclosures and make a profit, here's the best way to do that. You simply need to find a home that has a low-value first mortgage and a smaller second mortgage that make up the entire value of the home. If you choose wisely, you can easily make a quick profit without very much effort or investment.

Imagine that you find a house that's listed as a preforeclosure for the second lien or junior lien, for the price of $20,000. The first mortgage is for $100,000, and the home is worth $160,000. You can buy that second mortgage for a lower price in many cases, allowing you to make a profit and still sell the house for a reasonable price. If you buy that second mortgage for $4,000 at an auction, you'll make a profit of $16,000 when the owner sells, refinances, or loses the home in the foreclosure process. **End Summary** Topics: buy preforeclosures preforeclosures foreclosures short sales REO buy notes

How to Buy Foreclosures Where You Live

The real estate market can be a great place to invest. Foreclosed properties, in particular, are going to be a great way to get the most bang for your buck every single time. Some might try to tell you that they have the 'exclusive' information or secrets to buying foreclosures the RIGHT way. All in all there are nine different ways to buy foreclosures, and if you take the time to learn you'll be more successful in your investing, faster and with less stress.

When you are learning how to buy foreclosures, one of the most basic things that you must understand is that foreclosure laws are different everywhere. The timing will vary and the regulations for other parts of the process will be different from one state to the next. However, once a home goes into default, an owner is sent a notice telling them of the situation. This document is referred to either as a Lis Pendens or a Notice of Default, depending on whether you are in a Mortgage state or a Deed of Trust State. Since they have different names, you might think they say different things, but they are basically the same document. **End Summary** Topics: buy foreclosures foreclosure loan modification flip foreclosure real estate investing

How to Get a Free Foreclosure List and Gain Big Profits

Everybody hears about that elusive list of foreclosures in their areas. They think that that only way to get it is to subscribe to a special service with a company that provides foreclosure leads on a regular basis.

Guess what? That list is actually public record, and doesn't cost a dime. You can go to your local public library or your public records department in your county and get a full list of foreclosures in your area. Of course, if you want automatic updates or delivery to your email inbox, you can pay a company that offers these services. Once you have the list, you can easily see the properties that can be good to invest in and make you a fortune with foreclosures.

This list will list the homes in your county by price and location. You will be able to see which properties are available, how they're being sold at the current time, and what they cost. For example, it will say 'foreclosure, pre-foreclosure, REO, etc.' which tells you what stage in the game the property is at. **End Summary** Topics: foreclosures preforeclosures REO bank owned free foreclosure list foreclosure listing

Foreclosure Secrets You NEED to Know

Too many people know too little about the foreclosure market. Most people out there that are selling their 'secrets to success' only use one or two methods for buying foreclosures and tell people that there is no other way to go about it. The reality of the situation is that there is much more to know about foreclosures and many ways to invest in them as long as you're willing to take the time to learn. Considering that the foreclosure market has tripled in recent years, according to experts, it's going to be easier than ever to find deals and make big profits when you get into the foreclosure market.

You can work with sellers, if you want, but you don't have to. This is important, because not a lot of people realize that they can go directly through the finance company once the loan is in default. Plus, you can buy properties at auction or after auction when they become REO (real estate owned or bank owned) properties. How can you buy foreclosures? Here are some ideas:

-Short sales, whether you work with the seller or not. Don't buy homes with high mortgages and little equity.

How to Buy Preforeclosures When You Can't Or Don't Want to Find The Seller

The number one reason that people lose on great deals when they try to buy preforeclosures is because they can't find the seller. Not only that, but they think that they NEED the seller in order to be able to make money. Guess what? The easiest and fastest way to profit when you buy preforeclosures is to not even deal with the seller at all. Then, you're not left to figure out whether they're good sellers or bad sellers, willing or unwilling, or even fighting about how much you're going to pay them for their foreclosures. All that you have to do is figure out which property you want and go after the lien instead.

You see, once a house goes into default, the bank is able to do with it whatever they want. If the lien holder doesn't get their money, they can sell the lien to whoever decides to buy it, as long as they get the money that they need. **End Summary** Topics: buy preforeclosures preforeclosures foreclosures short sales REO buy notes

Everyone that knows about real estate and foreclosures knows how the process works basically. The home owner is given a notice of default after the time has passed according to state regulations. Then, the preforeclosure process begins. If nothing happens or the loan is not corrected, the house goes to auction. The house then sells at auction, and the deal is done.

Hold on there, because that's not always how it goes. If the house isn't saved from foreclosure, it will go to auction. However, not every property sells at the foreclosure auction. So what happens to the houses that are left?

The houses that are left after the auction become known as real estate owned or banked owned properties. These are commonly referred to as REO properties. There are three types of sales in this market, depending on the specific home and/or lender or real estate company that you're working with.

The first is the sale where there is enough work required or the lender just wants it gone, and the home is sold for dirt cheap prices. You can pay cash, turn around and resell for more, and walk away with profit in no time at all.

The foreclosure market has changed a lot in recent years. Not only are there a ton of foreclosure deals out there right now, but even the way that things work has become very different. It's not that the process has really changed, but more that people are discovering different ways of doing things that they didn't know about before. You need to learn about all the different ways to buy foreclosures and ways to maximize your profits.

Foreclosure rates are ridiculously high right now. Do you know how to find the best deals and make the most of your foreclosure investments? Here are some tips to help you be successful in the new world of foreclosures:

- Get a FREE foreclosure list. Did you know that foreclosure lists are FREE public information? You can usually find them online at your county's public records department, sometimes called the county clerk's office. You can also usually find the foreclosure list free at your local public library, as long as it's a main branch library, not a rinky dink little one. Just ask a helpful librarian. Heck, your taxes pay them, they should be nice!

Short Sales Are Great Investment Opportunties

Short sale investors fail for one of two reasons: either they do not know what they are doing, or they simply don't look for the right opportunities. The most common short sale transaction is the one where you buy a property that has high equity and is over-financed, because these are the most common foreclosures. However, this is probably the worst possible type of short sale to get involved in, especially since there are so many that require little to no upfront investment. Here are some things to know about short sales.

When you get involved in a short sale, you'll call the bank and ask them about the paperwork that you need. If you don't sound like you know what you're doing, they probably aren't going to be helpful. What's worse is that if you invest the time to fill out the paperwork and still appear clueless, they probably won't respond. The trick is that you have to at least be able to pretend like you know what you're doing when you call them. **End Summary** Topics: foreclosures preforeclosures REO bank owned free foreclosure list short sale

Rehabbing and Renting Are NOT Good Ways to Make Money in Real Estate

House rehabbing and becoming a landlord might be one way to make money over time, IF you're willing to work hard to get there. However, if you're looking to make LOTS of money now, these two are the WORST ways to do it in the real estate world.

Rental properties are thought, by many people, to be a good way to profit. After all, you'll get paid for just owning a home or property. However, you usually won't make big profits until later on down the line or unless you buy a lot of properties at once. Then, you'll have to deal with repairs, tenants, and other issues that are sure to make it more of a nightmare than you ever expected.

You will probably spend more on mortgage payments, taxes, utilities, and repairs than you make. That leaves you with no profits and properties that you don't really want to own. If you think rentals and landlording are going to be a good way for you to make money, just interview a couple of landlords and you'll change your tune! Most of them are slaves to their tenants!

House rehabbing is a money pit for most, as well. **End Summary** Topics: buy foreclosures foreclosure loan modification flip foreclosure real estate investing

How to Make Money Without Money In Preforeclosures

One of the easiest ways to get your hand in the foreclosure market is to buy a home that has a first mortgage that is substantially (30% or more below market value) less than the home value and a second mortgage for some or all of the difference. You can buy or pay off the second mortgage for a discounted price in many situations, and sell the house for an easy profit with very little investment or effort.

Let's say that you buy a home that has a $210,000 first mortgage and a $75,000 second mortgage, and the home is worth $285,000. When you go to the lien holder or bank to buy that second mortgage, you can often get it at a steeply discounted price. In cases where the second mortgage is foreclosing (not the first mortgage), if you win the bid on the second mortgage at the auction, you can still get a great deal.

For the sake of example, let's say that you paid $7,000 for the second mortgage. That means that the homeowner now owes you $75,000, and $68,000 of that is profit for you when they refinance or sell.

How to Buy Foreclosures By Helping Someone in Foreclosure

It's unfortunate when people lose their homes to foreclosure. However, when you're in the market to invest in real estate, it can be your (and the sellers) benefit. Foreclosed properties are one of the easiest and fastest ways to make money in the real estate market, as long as you know what you're doing. There are plenty of ways to buy foreclosed property, and things that you must know before you jump in. So let's get started!

Every state has different regulations regarding foreclosed property. However, learning how to buy foreclosures is similar no matter where you are. The time frames and exact laws will vary from one state to the next, but the opportunity is the same. You can have access to a complete list of properties that have gone into foreclosure, regardless of whether the loan is 3 months behind or only 30 days into default.

Once the loan defaults, the owner will receive a notice that they have defaulted on their mortgage and the foreclosure process will start. This notice is known either as a Notice of Default or a Lis Pendens, depending on where you live.

In Mortgage Foreclosure States, this process is called, "Lis Pendens". **End Summary** Topics: buy preforeclosures preforeclosures foreclosures short sales REO buy notes

What you're about to read will probably shock many of you. However, it's the cold hard truth and it's about time someone told you. You know that elusive foreclosure list that you hear so much about? It's FREE!

It is public record information, and available from any county records office or public library, as long as you're willing to go get it. You don't have to pay $10, $20, or even $50 for listings. Sure, you can pay for the services if you want the list delivered to right to your email inbox, but beyond that there is no reason to pay for something you can get for free.

This free foreclosure list gives you a full listing of homes in your county that are up for foreclosure. When you look at these homes, you should consider any deals that are better than 80 cents on the dollar. If you're going to pay 85 or 90 percent of the value on a home, you don't even need to be looking at foreclosures. You can get those kinds of deals on homes that are being sold outright. **End Summary** Topics: foreclosures preforeclosures REO bank owned free foreclosure list short sale

Who Needs Owners to Buy Foreclosures Anyway?

There are many different ways to buy preforeclosures. With all of the different problems that you can encounter along the way, sometimes it's best to exclude the seller completely. Many people think that you can only buy preforeclosures from sellers who will sell them to you, but that's far from the truth. Once the property goes to the foreclosure auction, it again becomes the asset of the lien holder. Prior to that, they have the right to sell the mortgage to whoever wants to buy it at whatever price they deem to be fair and right. The seller has no say in the matter, so you don't need to bother with the hassle of involving them if you don't want.

Too many people limit themselves in their options because they don't go for deals where the property is vacant or the seller cannot be found. After all, how can they possibly make a profit when there's no seller to buy the property from? You have many different choices of how to buy preforeclosures, but this is probably one of the best options that there is. You go directly to the lien holder and buy the lien at a discount.

Here's the deal. Everyone knows that there's money in the world of real estate. Everyone also knows that the foreclosure market is hotter than ever right now. The problem is that too many people take the wrong approach or only use one method to buy foreclosures, limiting their ability to profit. There are many different ways to buy foreclosures, and once you learn them all you will have many more options for finding deals and making profits in your real estate investments.

One way to buy foreclosures without having to put money down is through loan modification. You can call the bank or lender, get them to modify the payments so the defaulted amount is added to the future payments or the end of the loan, and sell the house for more than what's owed on it. When you find homes that have a loan-to-value ratio under 80%, this is a great way to make easy money. Imagine that you have a home with a loan amount of $210,000. Add on the default payments and the loan goes up to $223,000.

When Buying Foreclosures, Loan Modification Equals Free Profits

Everyone knows that there is money to be made when you buy foreclosures. However, many people limit the ways that they buy these properties by not exploring all of their options or settling for one method of foreclosure buying when there are many different options to choose from. If you take the time to learn about all the different ways that you can buy foreclosures, you'll find better deals and more profits than you might have ever imagined.

Loan modification will allow you to buy properties with no cash up front. You can finance the loan so that all the past due payments are either added to the monthly payments or the end of the loan, and assume ownership of the property subject to the loan of the owner to make the payments. Then, when you sell the property for more than what is owed, you get to pocket that money without investing a single cent. Here's a breakdown of how it works.

First off, loan modification is also known as recasting or streamlining. It doesn't matter what you call it, because this is how it's done.

What You Should Know About REO's and Bank Owned Properties

REO properties are also known as bank owned or real estate owned properties. These are the properties that have been foreclosed on, went to auction, and are still waiting to sell. When you want to get your hands on the best of the best, you really need to check out these properties and see what they can offer you.

Many people lose hope and think that once the foreclosure auction has taken place, the deals cannot be done. However, not every home sells at auction, and you can sometimes get better deals by waiting until after the fact. Banks aren't penalized anymore for having properties on hand like they used to be, so they're often a little trickier to work with, but that doesn't mean that you can't still turn a profit.

There are three main types of deals when it comes to buying REO properties:

-The junker. This bank can afford to sell these homes for ridiculously low prices because they just want out of the property. You buy cheap with cash, or get it under contract, and turn around and sell to the highest bidder to make your profit.

-The cleaner.

Welcome to The New World of Foreclosures

Here's the deal. There are more foreclosures now than there have been in a very long time. The last peak a couple of years ago was a big deal, but the experts say the number has tripled since then. That's a lot of foreclosures.

Do you know how to find them, and how easy it can be to profit from them? Here are some very important steps to follow to make the most of your foreclosure experience:

1.	Get a foreclosure list. If you're willing to make the effort you can get it FREE from your county records department or your public library. If you'd rather spend the money, you can sign up with a website that will send them to your inbox and keep you regularly updated.

2.	Find the good deals on the list. Prepare to find them however you can and profit from them as best you can. You should take the time to learn about the various ways to buy foreclosures, including short sales, auctions, and more.

3.	Study the home values of the properties that you're considering.

Short Sales- Negotiating Tips to Turn a Profit

Many short sale investors fail because they only look at that one type of deal and they really have no idea what they're getting into. And banks are no help because they are so busy with foreclosures these days that they really don't have time to teach people what to do. And if you don't know what you're talking about and try to fill out short sale paperwork and make an offer to the bank, you're not going to get a response because the bank doesn't want to hold your hand through the process. After all, desks that used to have a stack of 20 to 30 foreclosures on them now face hundreds of different properties which leave them less time to help others.

Fortunately, even when you're not a savvy veteran of the short sale game, you can still convince the bank that you know what you're doing. All you have to do to pretend to know what you're doing is to have your paperwork together and organized properly, and use the right technical lingo to make them feel like you're on the same level that they are. **End Summary** Topics: buy preforeclosures preforeclosures foreclosures short sales REO buy notes

When it Comes to Making Money From Real Estate, House Flipping and Rental Properties Lose

Everybody knows that real estate is where the real money is in the business world. Getting involved on any level can prove to be much more profitable than any other job out there. However, you're not going to make big bucks flipping houses or becoming a landlord, like many real estate professionals will try to tell you. These are probably the worst ways to invest your money in the real estate market. Sure, there is some money to be made, but not enough to make it worth all the work you do. Foreclosed homes provide a much bigger profit and an easier way to make money in real estate.

Being a landlord might seem like a good idea at first. How cool is it to get paid just for owning a house, right? Wrong. Even if you figure in extra money for repairs and higher rent rates to give you money left over after the mortgage is paid, it's still not likely to be enough. You'll have to deal with constant issues that can arise at anytime, tenants that ruin your properties, and repairs that are expensive and unplanned. **End Summary** Topics: investing real estate real estate investing no money down foreclosure preforeclosures

When Buying Preforeclosures, Second Mortgages Can be Your Success Tools

When it comes to the preforeclosure market, one of the best properties that you can invest in is the one with a first mortgage that can be paid in full with ease and a smaller second mortgage that you can purchase at a discounted price. Let's say that you have a house that is worth $125,000, for the sake of example. If that home has a first mortgage of $90,000 and a second mortgage of $35,000, you can go in and snag that second mortgage for much less and turn a quick profit if you know what you're getting into.

The first thing that you do is contact the lien holder or bank to offer a lower price on the second mortgage, allowing you to make your profits right there. Say that you get the second mortgage (a $35,000 loan) for only $5,000. That means that at the end of the day, you'll be making $30,000 profit when the owner sells, refinances, or modifies their loan. When the deal closes, the home will sell for full price so that everyone gets their money, including you. **End Summary** Topics: buy preforeclosures preforeclosures foreclosures short sales REO buy notes
