One of the Best Money Saving Strategies for Self-Employed Workers

Many small businesses start at home. It’s just practical to avoid buying or renting an office if you are already buying a home. Saving money to invest in the business and keep it going is essential to many new businesses that are struggling to survive and thrive.

People who are forced into entrepreneurship by unemployment want to watch every penny.

And some of us watch every penny because we are thrifty by nature.

There is a long tradition of business and home occupying the same building. Here are some great ways to consolidate your place of work and your home in one building.

1.	For many small retail businesses a location in an area with foot traffic and mixed-use buildings is ideal. Clothing, antiques and collectibles exist symbiotically with restaurants and law offices, attracting customers for each other. And apartments and homes fit right in the mix. Many inner city neighborhoods welcome this kind of live/work atmosphere.
2.	Cities may have condemned commercial buildings and property in excellent locations for your business that you could buy for very little money. Municipalities want a taxpayer in that location, not a crumbling and empty building. **End Summary** Topics: business startup start a business choose business location
About the Author:
Paula Stone works with her husband Ron in his financial business.
Becoming An Accidental Millionaire

For those of us who are small business owners often acquire properties as a location to do commerce. Then we hold it for years, doing business and not worrying much about what may be happening to the value of the property.

Consider buying a building where things are beginning to show signs of improvement in an existing community or city center.

As an example, I know of a family retail business that has been doing business in the same location for almost fifty years.

Its town location was just about abandoned by other businesses when shopping malls and big box stores almost turned the downtown areas a thing of the past. When the store considered moving to the mall the rental fee seemed way too expensive and the customer mix seemed wrong for their needs. Since the store was not very location sensitive they stayed where they were and purchased two other buildings adjacent to their original property.

To my amazement the quaint Victorian store buildings of the main drag eventually made a big comeback, housing restaurants, professional offices, hotels, apartment buildings, family homes and other retail shops. This kind of rebirth is not really that abnormal. **End Summary** Topics: small business commercial real estate commercial properties
About the Author:
Ron Stone is a financial professional.
Seniors Needs Are Similar To Younger Adults In Many Ways But Considerably Different In Others

Seniors have the same needs everyone else has.

They need food, shelter, some secure income, friends, something to keep them entertained, and good medical care.

But it is also true that seniors may have other needs like handicapped accessibility at home, help with house keeping and shopping, or even skilled nursing and medical care.

While young people might need these things, too, seniors have more health issues and accessibility challenges than young people without disabilities.

But younger people may also have similar needs, too.

It seems sensible to build accessibility into all new or remodeled homes. Anyone who has had knee surgery knows that a few grab bars in the bathroom could really help. Lots of pregnant women would also vote for ground floor bedrooms and baths. And anyone who has had an accident or injury would, too.

So plan ahead.

1.	Rig out your home to accommodate any health problems you may develop later or make a decision about where to move to if you get health issues. For instance some seniors are unable to cook at all, much less prepare healthy meals. Get help when you are at this point. **End Summary** Topics: seniors needs care for seniors care for elderly
About the Author:
Ron and Paula Stone are lifestyle specialists.
Getting the Most Nutrition in the Food You Eat

One of the simplest and best ways to get good nutrition from fruits and vegetables is to cook them less.

Fresh vegetables tend to have more of their nutrients still intact. But the distance they have traveled since they were picked can cause the nutrients to diminish. According to my local Agricultural County Extension Office just 6 hours after a fruit or vegetable is picked ½ the vitamins are gone.

Something similar happens to plant enzymes. In fact people are so unlikely to come in contact with actual plant enzymes in food they might experience temporary stomach upset if they actually encounter something fresh enough to have them. It is unlikely any plant enzymes would actually be in food you buy from a grocer.

You would probably only get the full compliment of vitamins and plant enzymes if you grow and pick and prepare the foods yourself.

So a fresh fruit or vegetable that has traveled a long way is losing nutrients in every mile traveled.

But there are other issues that diminish the amount of vitamins and other nutrients that are available to consumers.

Cooking also diminishes available nutrients in food. **End Summary** Topics: better nutrition eating habbits eat better healthy eating
About the Author:
Ron and Paula Stone are lifestyle specialists.
Find Classic Color Combinations in Nature

People seem to worry a lot about decorating and using color in their homes.

But you might find the perfect colors to make you happy walking through nature or a garden.

This morning we were walking past a neighbor’s house. He had one of Nature’s most spectacular color displays growing in weeds (?) in his lawn. The dandelions and violets were blooming beautifully. That wonderful combination of bright yellow and purple/blue blooming in profusion looks great together. It also looks great with green.

And greens always work great with rose, red and orange, too.

Another great color combination in Nature is icy blue/green or aqua with white like snow or the creamy/tan color of a tropical sandy beach.

And all the color combinations you find in Nature can work for you in your own home environment, too.

I live in the mountains but I love the beach, too. But my skin just can’t handle the sun we experience at the beach. But my little mountain house has the watery colors from the beach like pale blue and teal with white, along with the rich wood tones of oak, pine and cedar. **End Summary** Topics: choosing paint colors paint colors for home house colors
About the Author:
Paula works with her husband Ron in his real estate note buying business.
Are You at Risk of Becoming Old Before Your Time

An 83-year-old friend of ours is currently attending heart rehab after a “medium” heart attack. He is doing well. He expects to be back at work soon.

But that heart rehab is full of people who are as young as their middle 30’s.

It’s a sad and all too realistic commentary on the fast and convenience food craze and the health risks it brings for people who should be young and healthy.

And it’s not an isolated problem. Young people are increasingly obese and unhealthy. They are also developing the old age illnesses like diabetes, high blood pressure and heart disease very young.

And those illnesses make them not only feel old. They ARE OLD!

They are also paying more for medical insurance, life insurance, and medications and health care.

It’s just wrong.

These people should be in the prime of their lives, not hanging around in heart rehab or, worse, dying young.

So what do you do to protect your health? Is there anything you can do?

YES!

Here are some effective strategies to help you stay healthier.

1.	Avoid fast food. It is full of all the bad stuff like fat, salt and sugar. **End Summary** Topics: growing old old before my time look younger look younger
About the Author:
Paula Stone is a lifestyle specialist.
Congress Again Favoring The Big Food Growers Over Small Growers

Congress has recently caved under the pressure of big food company lobbyists and has legislated a heavy burden of inspectors that will inhibit the efforts of small local farming.

Congress and Wall Street have decided that it is better for third world countries to take over agriculture because all our efforts should be concentrated on things like banking and technology.

It is an awful thing they have done. For one thing it’s not working. Lots of people are unemployed and for another, the bankers messed up.

And they don’t know anything about food and nutrition.

It was actually a good alternative for people with land to raise food to sell to other people in their area. But big food companies don’t want us to have this alternative.

But it would be better for all of us.

Did you know that just 6 hours after a fruit or vegetable has been picked half the nutrients and plant enzymes are gone?

In fact most people are so unaccustomed to even getting ANY plant enzymes they will get an upset stomach until their bodies adjust to a normal diet again. **End Summary** Topics: small farmers small business government regulation
About the Author:
Paula Stone is a lifestyle specialist.
Can You Believe the Food Labels On the Food You Are Eating?

The short answer is probably not.

This comes from an article written by Amanda Gardner for Yahoo News” Health Day.

The FDA demands that manufacturers post the facts on food labels, but there are a few problems.

One is there is not much policing from the government.

Plus manufacturers don’t always stay consistent with recipes.

The quality and flavor of specific batches may vary.

Calories may vary because of preservatives like salt, fat and sugar added to extend shelf life.

Even with fresh foods the quality and flavor varies widely.

The FDA feels they have to pick their battles and they concentrate on things that have more to do with food safety and let labeling slip.

And people who make and grow foods that come from other countries are never held to the same standard either.

It’s convenient to just go to the store and buy whatever you want to eat already prepared.

And it’s even better to pick up some fast food or go to a restaurant. But few of these places actually have menus that will be really healthy.

For one thing the portions are too large. **End Summary** Topics: food labeling food labels
About the Author:
Paula is a lifestyle specialist.
What Does LIGHT have to do With Selling a Home?

Maybe, everything.

Real estate pros will tell you that when people are looking for a home they will nearly always say they want a place that feels light and airy. Donna Freeman says no one ever asked to see a dark and dreary house.

It’s the real reason dark wall finishes don’t work well at resale.

Buyers want LIGHT.

There are actually 3 aspects to the LIGHT problem in homes.

1. The first things that bring light to interior spaces are WINDOWS. When your house is for sale you want the windows to be front and center in the lookers’ eyes. How do you do it? You open all drapes and curtains. You hang all drapes and curtains so that when they are open the glass is completely uncovered. Finally you hang all drapes and curtains high, just under the crown molding and wide to make the window look bigger. Windows are the most expensive item in any house so it is important to make them look good!
2. The next part of making a house look lighter is to have lots of great LIGHTING and have it all on when people are looking at the house. **End Summary** Topics: sell home fast selling home sell home home selling tips
About the Author:
Paula and Ron Stone are lifestyle and financial specialists.
Home Buying and Selling A Business Perspective

We always approach home ownership from a business perspective. You know the old “buy low, sell high”.

And it’s OK to haggle over the price you pay, in spite of the TV shows that are trying to train us to always pay asking price and skip inspections.

That’s a fool’s game if I ever saw one.

Look for good value in real estate just as you would anything else.

Of course it’s also your home, too.

We want to be comfortable and happy. So we have to have the security and insurance that we can sell a home for more than we have in it.

While our business is our primary investment, just like many self-employed people, we want our home to be a decent if not spectacular investment.

One of the real issues homeowners have when trying to resale their homes is what kind of furniture they have and how much of it.

With this in mind, it’s wise to purchase furniture with the possibility of resale in mind. If you have to move it will make staging your house for resale much easier. **End Summary** Topics: buying a home home buying tips
About the Author:
Paula and her husband have a note buying business.

It’s something we need to study. It really matters at resale if you are in an area where people are looking for homes.

New homes are only new until someone lives in them. Then they are just another resale on the market with thousands of others. In bad real estate markets you need something more.

You need the perfect location, location, location.

You need the perfect location for you.

Find the best neighborhoods by renting somewhere before you buy. Living nearby gives you an advantage. You can get to know people and find the best place for you and yours if you give yourself time to save up cash and choose well. Buyers with cash have more power.

Here are some things to look for when you shop.

Look for short commutes.

Look for older houses with character. Cute always makes resale easier.

Look for houses that sell quickly. Some houses in close in neighborhoods sell without ever being “for sale” at all. People want to be in some neighborhoods and will snap up houses before the real estate agents get a chance. That’s a great position for a homeowner to experience. **End Summary** Topics: home buying finding the right neighborhood
About the Author:
Paula and her husband have a note buying business.

Years ago people would look for a house to buy that was in a place they wanted to live for a long period of time.

They were looking in a specific location that had amenities the home buyer wanted like great schools, cute houses, restaurants and shopping close by and lots of other things that made a home and the neighborhood desirable.

It’s that old real estate term…you know the one…”location, location, location”.

It’s the one aspect of real estate that has been most ignored in the house flipping craze.

Picking up a cheap foreclosure in a bad neighborhood is VERY different from buying a house in a great neighborhood that needs work.

Buying in the wrong neighborhood can be a problem. It can be a problem from a personal happiness standpoint as well as a real estate investment standpoint. If you are living in the wrong spot for your lifestyle, work location and loved ones it matters. And it will matter too, to people who might buy your property…or not.

The great neighborhoods hold their value even in bad real estate markets. **End Summary** Topics: home buying home buying tips how to buy a home
About the Author:
Paula and her husband have a note buying business.
Throwing Remodeling Money AwaySome Big Mistakes You Can Avoid

You see it all the time. People will spend lots of money on remodeling that does not make their home more marketable or even more livable.

It’s just better to NOT do some of the things that property owners consider doing.

But there are some things people can do that will make them and their families more comfortable and make their property more marketable, too. Here are just a few.

1.	Choose plain paint. Fancy paint treatments are a problem when people are trying to resale. Relocation companies buy lots of ivory paint and slap it on walls to cover up designer paint. If you don’t have a relocation company to save you from yourself you could be in trouble. Skip wallpaper. Buyers don’t like it. Get rid of any you have. It dates houses in a very bad way.
2.	Don’t mess up floor plans. Even professional home staggers have trouble fixing this problem. Avoid this and make your life easier. Ask someone who knows something about houses to help you work out the right spaces. A real estate appraiser is a good adviser.
3.	Buyers are looking for open spaces that include kitchens and family rooms together. **End Summary** Topics: economical remodeling remodeling tips
About the Author:
Paula and her husband have a note buying business.
The One Thing That Will Actually Give You a Return For Your Remodeling Dollars Instead of a Loss

For those of us who are cheap (more thrifty) remodeling is just different. It’s not that we don’t expect to get a quality job or that we are willing to settle for less. It really is that we expect value for the money we put into any project.

And it’s inconceivable that any project would cost tens of thousands of dollars.

But the really big deal is that DIY, the old “do it yourself” might insure that you will get a great look for a lot less money. And, even better doing it yourself may insure that you can actually make money if you have to resale.

The single incident that cemented in my mind that I could do it better was listening to a wallpaper hanger explaining to his ex wife why he couldn’t pay his child support. Do you think we can trust a guy who won’t support his children? And he wanted to be paid in cash so he didn’t have to pay taxes like the rest of us.

I decided I didn’t care to have a person of such poor character doing things to my house. **End Summary** Topics: home remodeling home improvement remodeling tips
About the Author:
Paula and her husband have a note buying business.

My Grandfather lived to be 90 and spent most of his life eating whatever he wanted. He also worked hard even well into his 80’s. He was a tall, lean farmer, about 6’4”, 210 lbs, even when he was older. He was a dedicated carnivore, too.

The food police will tell you it’s a recipe for a disaster, wouldn’t they?

Grandpa ate 3 or 4 eggs, some sausage or steak and some bread for breakfast every day. He also had meat for lunch AND for supper along with some good veggies. He loved fruit pies, homemade chocolate ice cream and butter. He did not care much for cake, though he would eat chocolate chip cookies.

We used milk straight from the cow, separated the cream and whole milk for the family to use and fed the skim milk to the pigs.

Grandpa grew chickens, eggs, pigs and Black Angus cattle. All were raised humanely, never fed hormones and only had antibiotics when they went to feed lots at market in Chicago. Hormones in meat are especially harmful to consume.

So what went wrong with our diets between now and then if it isn’t saturated fat and beef? **End Summary** Topics: truck driver health truck driver diet trucker health
About the Author:
Paula and her husband are financial and lifestyle specialists.
Don't Buy That Home Until You Understand The Real Estate Pyramid

Did you know that most people who want to buy a home are looking in a specific price range that they can afford and/or finance? Most of them are looking in a low to mid range between $80,000 to $400,000 dollars. The fact is few people can afford more. The very few who can buy more occupy the top few levels of the pyramid.

Most buyers typically have a payment in mind that they feel they can make if they keep their jobs. Of course jobs aren’t a sure thing these days. People who are wise aren’t mortgaged to the hilt. They have some financial cushion so they could keep a home if they lost their job.

But we see people who have built homes in locations that will not support the price of the home they are building. For example the man who had good credit but still could not obtain a loan to refinance the very expensive house he built in a rural location. We call this a 'white elephant'. **End Summary** Topics: buy home buy a home buying a home home buying
About the Author:
Paula Stone is a veteran home buyer and seller.
The New Mortgage Rules For Self Employed Home Buyers

By now unless you've been living on a deserted island, you most likely know that as a result of the financial meltdown mortgage lending has changed permanently. And unfortunately for most home buyers, the change is not good. And while some changes to mortgage programs were considered necessary, as usual government and big business went to the other extreme.

This overreaction has to all intents and purposes eliminated many self-employed home buyers from the real estate market. Many self-employed home buyers find themselves in a "Catch 22" scenario. Do they take the most aggressive tactic to their Federal and State taxes or do they take a much more cautious approach to taxes so as to show ample income to qualify for a mortgage loan on a home they really want to purchase? It's a difficult call. Being self-employed myself, I understand their plight.

In the 'wild wild west' days of mortgage loans and real estate, a self-employed home buyer could just do a stated or no doc mortgage to secure a mortgage to buy a home. They could even get no doc jumbo loans. **End Summary** Topics: stated income mortgages no doc mortgages no doc jumbo loan
About the Author:
Paula Stone and her husband Ron own a note buying business as well as assist home buyers in finding private jumbo financing.
Stripping for Resale

No! Keep your clothes on, Please!

But make your house that you want to sell look clean and uncluttered.

An appraiser once told me that the houses he most dreaded having to appraise were houses that had been "professionally decorated".

What that phrase usually means is that a homeowner has paid a lot of money for a lot of stuff like custom paint and doodads that don't work at all at resale.

The truth is that decorators don't help you when you need to resale your house.

Their ideas (that cost you all those dollars) may actually hurt resale!

Just ask any of the relocation companies.

They go with the basics.

They buy lots of ivory paint.

Painting is the first thing they do after they get you out of your house. And they will not pay top dollar for your house! You may not even get a market price. They plan to make money even if you don't.

They are approaching the problem of packaging a house for resale from a business perspective, not an emotional one.

Why? Potential buyers are looking for clean uncluttered spaces that they don't have to work on after the sale. **End Summary** Topics: Selling a home sell home designer decorated homes
About the Author:
Paula and Ron Stone are lifestyle and financial professionals.
10 Rules For Furniture Buying For Home Staging As Insurance For Your Investment

We always approach home ownership from a business perspective. You know the old "buy low, sell high".

Of course it's not just a piece of real estate, it's also our home.

We want to be comfortable and happy. So we have to have the security and insurance that we can sell a home for more than we have in it.

While our business is our primary investment, just like many self-employed people, we want our home to be a decent if not spectacular investment.

One of the real issues homeowners have when trying to resell their homes is what kind of furniture they have and how much of it.

With this in mind, it's wise to purchase furniture with the possibility of resale in mind. If you have to move it will make staging your house for resale much easier.

Here are 10 rules for buying furniture that will save you money and make home staging easier.

1. Buy smaller. A sofa or loveseat is much easier to stage in a conversational group with 2 chairs than a big sectional. Conversational groups should fit completely in a 12 foot square or less (so you don't need Mr. Microphone to talk). **End Summary** Topics: selling a home buying furniture home staging
About the Author:
Paula and Ron Stone are lifestyle and financial professionals.
Big Bang for Your Buck Kitchen Remodels

Everyone likes great kitchens, even people who don't cook. Kitchens are also really important to how well a house sells. The big complication is how much work is the right amount to get a great, attractive kitchen that will help sell your house when the time comes but won't cost so much you don't get all the money from the investment and then a bit more. After all, investments are supposed to make money. If you only get back 80%, you just lost 20%.

The key to getting a lot of bang for your buck in a kitchen remodel is to control the costs or the amount of money you put into remodeling. A cheaper redo may pay off MUCH better than an all out cash assault.

How do you control the costs? Here are several ways to get a great look without blowing out your bank account.

1. Leave appliances where they are and just replace with new ones. New appliances will look and function better than your old ones. **End Summary** Topics: Home Improvement Home remodeling Sell home kitchen remodel
About the Author:
Paula Stone is a black belt home remodeler and former Realtor.
Tortured Women

Yes, this is BIG news. Sadly, it's also old news that regular news agencies don't bother covering.

Women and other medical patients are being tortured every day.

Who thought this stuff up and WHY are we tolerating it in a modern world?

It's torture flying under society's radar, undetected and disguised as medical treatment and highway robbery.

I went to get a mammogram. You know how you reach this magic age where your doctor insists you HAVE to have this test even though there is no indication there is anything wrong.

What they do is take two flat objects and squeeze the heck out of your breasts while irradiating them!

Does it hurt?

You bet it does!

Then they KEEP doing it again every year until they succeed in killing you off.

They don't do it to men because they would never put up with paying someone to squeeze their privates.

And it costs hundreds of dollars that my crappy insurance doesn't cover. The president of my insurance company wrote me a letter last year that complained that I hadn't had my mammogram/torture.

I wish I believed he cared at all. **End Summary** Topics: Medical care health care health insurance cancer preventative medecine
About the Author:
Paula and her husband Ron are sick and tired of government, big business, big pharma and others having their way with us.
