The San Antonio Foreclosed Homes Process

By:

It is important to understand how the San Antonio Foreclosed Homes process works if you have defaulted on your loan or you have missed a payment. Understanding this can help you make a decision on if you want to save your home or if you want it to go to the auction.

The first step of a foreclosed home is missing a payment. The first missed payment is the beginning and in most cases a bank will call you to find out why you are late but they will not act on the first month of a missed payment. After you miss two payments or even the third, depending on the bank, the process will begin and you will receive a notification called a notice of default. During the notice of default you have the opportunity to get caught back up on your payments and save your home.

A bank will work with you for up to four months of missing a payment on your home if you want to save it. The important factor that you need to remember is you must keep in touch with the bank and let them know what is going on with your financial situation. It is too common for people to panic and be embarrassed about their financial situation so they won"t talk to the lender at all. This is the wrong thing to do. You must talk to the lender and remain in touch with them if you want to keep your home. If you do remain in touch with the lender then they will assume that you have no interest of holding onto your home and they will push the foreclosing process to go through.

The final phase of San Antonio Foreclosed Homes is the auction. This can occur from 6 months of the date of the first missed payment up to even a year. There are factors that can cause the home to take an entire year but in most cases, six months is more realistic. A home will be auctioned off at a public auction of the local county courthouse for bidding at a relatively low price or 20% off of what you currently owe on your mortgage. If the home doesn"t sell then it will become the property and the concern of the lender to get their money for it by selling the property.
