The Most Essential Thing About Renting Property

By:

So, you've decided you want to set yourself up as a landlord. Not a bad idea, and there are plenty of article lying around the place to help you get started. However, have you consider what is the most important part of renting? Do you even know what it is? Go ahead, take a guess, you may be surprised.

Chances are, if you've stopped to think about it, you've probably come up with a lot of different things. Maybe you've thought about getting the property ready for renters, and making sure the building itself is up to scratch. This is undeniably important, as there is no point in trying to let something that nobody wants.

Maybe you've thought about the legal side of things, for example preparing a good application form, with all the details that you need on it. Or deciding how to decide which tenants are acceptable, and how to arrange the payments and security and damage deposits. You have to put together a complete business plan, and make certain that you know what you are doing and when.

Maybe you think the most important thing is deciding how you are going to run your business, for example, your rules on subletting or allowing pets. Or, more important then this, making sure that you have some leeway in your plans for the totally unexpected. You just know that something will come up, that you never even considered. Still not the most important thing though.

The most important, and overlooked, part of letting a property is very simple- finding someone to rent it! You've got a building, and set it all up ready for people to move in, with a detailed business plan, and then you suddenly find that it's all useless because no-one is interested. So what are you going to do?

Clearly, you need to find a way to advertise. The saying, "build it and they will come" is a nice idea in theory, but really does not work in practice. A much better system, is "tell them and they will come". So you better start looking for ways to get the word out!

Posters. Billboards. Notices. Physical signs such as this, are an excellent ideas if you are trying to attract people from a specific region. To give you an example, if you want to get students from your local campus, this may well be your best way of advertising. On the other hand, this can easily be expensive, and is often not as effective as you might like.

Papers. A much better idea, you can post in your local freeads or similar paper. They'll often allow you to place your ads for free, or very little at least, and you can reach a large number of people. Still, it is far from the most effective or efficient system, so maybe use it in addition to others.

Television and radio. It's a nice idea, but is significantly more expensive, and actually less effective, then the physical notices. The only benefit is that it reaches a far larger audience, but practically speaking it's not a real consideration.

The internet. Now you're talking. Everyone uses the internet, so you've got a huge audience, and more then that it's targeted. You know, if someone is looking at a rental site, that they are interested in renting something- so you'll get a much better response from this then from anything else. Of course, you still have to find the right site.

There are lots of different websites to post to, all of which can easily be located through a quick search of google. Of course, with this much choice, you don't want to waste your time posting to an unsuitable site. So have a look at them, and think about what's important. You need to find somewhere that looks good to visitors, and is easy to navigate. If it is not clear how to use the site, then visitors won't bother, and you won't get any results.

Finally, as you're browsing all of these sites, you may have noticed that they all have one thing in common: an exorbitant signup fee. As great as the internet is, do you really want to pay an arm and a leg to list your property? I know I wouldn't. Maybe join one or two of the bigger sites, if you really want to, but if you look carefully you'll find a few gems among the rubble- excellent rental sites, that also happen to be completely free.

For example, take a look at localets.co.uk. It's an excellently designed site, with everything you could want, and it's completely free. Who says that property advertising should be expensive? It shouldn't the prices some people are charging are simply crazy. It is well worth your time and effort to track down a number of sites like these, and sign up to all of them. After all, what have you to lose? It's totally free. And if you still feel the need, you can always sign up to one or more of the others as well.

Well, that's it. The most essential part of renting your property is finding someone to rent it, and the best way to do that is over the internet. So why are still here? Go and get on with it!
