It is never easy starting over after a devastating fire has destroyed your home... and even harder to get over the loss of everything you have worked so hard for. The memories tend to surface without even knowing why or where they came from. When you think you have remembered every big and little item, another presents itself, causing more overwhelming feelings to appear. While you are trying to heal from the calamitous situation you have been through, put your mind in another mode... layouts and plans for the new home you are about to rebuild. There are steps that should be followed.

1 - Planning your budget: Think about how much you can afford to spend. Choose the size and style of the house. Depending on your budget, you may have to either downsize or you may be able to upgrade to a larger home. There will always be a few changes made in a budget when it comes to building a home, however, the better you stick to it, the better your chances are of having a new home of your dreams.

2 - Choosing your plan: There are stock plans that houses may be chosen from. Modifications can be made as far as the sizes of the rooms and a few other details such as window sizes. If you decide to go custom, you create exactly what you want for you and your family. Don't forget to take your driveway and landscaping into consideration. These will play a big role on the size and layout of your new home.

3 - Negotiating the contract: Your specifications should be listed in the contract - from supplies, services, labor, sub-contracting labor, clean-up, dump fees... everything involved in building before, during, and after. The contractor you hire will supply an estimate or a bill. Make sure this includes the materials that will be used. It is best to ask two contractors for bids and do a comparison in cost. If your bid or estimate is over your budget, talk about it with your contractor. Ask him where he recommends you cut costs. Get a contract in writing - signed by both parties.
