Should First Time Home Buyers Use A Buyers Agent?

Why should first time home buyers use a buyers agent when they want to buy a house? You might wonder if its worth using a buyers agent to help with that first real estate purchase. In my opinion, absolutely! There are many things that a buyers agent can do for you, whether you are a first timer or experienced in real estate investment.

Why? Because a buyers agent is legally responsible for representing YOUR interest in the real estate transaction and is commonly compensated by the seller, which means that they are motivated to find the right home for you and to help you negotiate a fair price for the home you choose.

As a first time buyer you are probably unfamiliar with the local real estate market, and if you have relocated from elsewhere you might be unfamiliar with your new community as well. An experienced buyers agent is familiar with the market and properties currently for sale, and can show you the properties that will suit your needs and budget. Also, your buyers agent will be aware of new listings as soon as they come on the market, possibly before they are advertised to the general public.

For out-of-town buyers, your agent will know all about local neighborhoods and the amenities they contain, so that they can suggest the right areas that will suit your needs and lifestyle. For example:

Are you a golf nut? Is being close to a golf course important to you?
Do you need moorage, and want to be near a marina?
Do your children play hockey?
Or go to private school?
Perhaps you want to be in the catchment for a specific public school, french immersion school, or francophone school.

Your buyers agent can also provide references to other professionals whose services you might need when buying that first home, like:

House Inspectors;
Lawyers;
Cleaners;
Landscapers, and
Other tradespeople in your new community.

An exceptional buyers agent can even inform you about all the little things you need to learn when moving into a new neighborhood. Details like:

Where are the best local restaurants?
Which movie theatres have the most comfy seating?
Introductions to social groups, so that you can meet people and make new friends where you live, and even
Insider secrets like where to find the best local fishing spots.

They may also be able to warn you about potential problems within certain neighborhoods, whether reputation related, flooding issues or proximity to industrial areas (re noise and pollution problems). The insight of a knowledgeable buyers agent could save you a lot of hassle (and $$$).
And thats why first time buyers should use a buyers agent to help them buy a home.

So now you should understand how an experienced buyers agent can help first time home buyers find the right home in the right neighborhood, and how they can also help make your transition to being a property owner go more smoothly.
