The investor would then assign his contract to the potential buyer to close the deal.

This is a no money down real estate investing because purchasing the property is not involved. The selling of the contract is the way for the investor to earn in this venture. Short-term investing, because this process can be done in less than a week.

Home rehabbing on the other hand, is much challenging than wholesaling because this entails buying the property, repairing it, then reselling it. This venture doesnt really require huge amount of budget because usually, houses to rehab are cheap. Besides, there are private hard money loans that an investor can use to finance the expenses rehabbing demands.

Rehabbing is also physically challenging for it involves repairing and renovating the property. It takes longer period of time. Usually, repairs can take up to a month or two depending on the extent of the needed fixes.

No matter how tough rehabbing is, many investors choose this venture because it is fulfilling. It is a true test of your knowledge and skill in real estate investing.
