Searching For Roof Problems

Do not wait for a problem to develop before you consider replacing your roof. A close inspection will probably identify most roof problems and help you prevent disasters in the future when you least expect them. During a sunny and dry day, and if you are not afraid of heights, go on top of your roof and with a screwdriver and a putty knife look for the following:

On all types of roof
*Popped nails
*Loose or missing flashing around vent pipes, chimneys, and all wall junctions.
*Cracks or gaps in caulking material (look especially around the any roof penetrations)
*Holes in valley (A valley is formed where one roof area meets another)
*Rot. Gently pry up the material at the valleys and eaves with a putty knife. at the eaves;
you should be able to push in a screwdriver tip no more than half (1/2) an inch, if
possible less

On asphalt shingle roof:
*Areas where the granules have worn off ( it could be cause by wind or by deterioration
of the shingle)
*Missing shingle tabs
*Badly cupped or curled shingles
*Puddles during or immediately after a rain. (If a sunny day you will notice that if there
was a puddle of water the shingles will be darker in color because of the water.)

On Wood shake roof:
*Missing Shingles
*Wrapped Shingles
*Dark Stains ( if you notice dark stain it could a sign of rot wood)

After you have completed the inspection in the our side the next step is to inspect inside the attic. In the attic inspect the underside of the roof deck. even if you have not seen a leak in the ceiling of your home, water could have leaked through the roof into the attic, causing to or other problems. Look for any telltale water stains.

If you notice any different discoloration on the wood, poke it with screwdriver and make sure in not damage from a leak. Another sign of a water leak is if the insulation matted or crusted.

Keep in mind that there are professional that are there to help you and although it seems a fairly easy project it involves getting in top of your roof and if you do not feel comfortable at any time during the project call a professional. Remember that your safety is first at all times.
