Real Estate In Costa Rica Do Not Dream Too Much

In comparison to the United States, in Costa Rica everyone can call himself a "professional" real estate agent. No one has to pass a test or obtain certification in order to act as an agent. Hence there is no assurance of certain quality standards.

As a result, many self-proclaimed real estate agents sometimes act deceptively. Certainly the mere fact that a real estate agent or agency is certified is no assurance for good quality work in the long run. A certification examines only a certain degree of knowledge as of a defined date and time.

It is not a guarantee that an agent or a broker does a good job in the long run.
These quality measurements are even sometimes unreliable in the United States. On the other hand, you may find numerous competent real estate professionals who would do a far better job than some U.S. certified agents and brokers.

So the best you can do is to determine whether the chosen agent or agency treats you like a customer who needs services, has high quality claims, and provides you with a good customer orientation. Besides deciding for the right agency, broker, or agent, there are two more risks for homebuyers or investors to remember. First, a huge number of homeowners are not experienced in real estate negotiations.

This can be good for buyers, but it is also very often the ultimate deal breaker.
Costa Rican owners especially tend to tell you they plan to raise the price in the near future if they think that you are a seriously interested potential buyer. Never let yourself be put under pressure, and always avoid a quick deal.

Sometimes the best deal you can make is simply to avoid a quick deal. Do not forget that negotiation is one aspect of life where there are no governing rules. Lying is not only permitted, but also acceptable.So try to get as much information as possible about a property and the owners.

It is quite important in any negotiation to be better prepared than anyone else.
Second, be aware of difference in house prices by region. By way of analogy, in Costa Rica it is almost impossible to predict the weather.

Because there are many different microclimates, you should not believe even the local weather channels. The same happens in real estate prices. Hence if someone tells you that in all prices have gone up or down, it can never be true.

In some regions and small areas there may be almost a price bubble, while in other regions you can still get bargains with an ocean view. In some areas the financial crisis in the United States has an effect on prices. In other areas it does not. So do not dream too much and think real estate business is easier just because down here you can find great beaches, nice people, and nature like Paradise.

Real estate stays real estate, and the deal is over when it is over.
