As with any new career, it requires training to be successful and because of the complexity of the business, real estate education is essential for success. There are a number of television infomercials that want you to believe you can invest in property with little or no training; this is simply not true. If you've ever purchased one of these info products you learned pretty quickly that the hour or so you spent wowed by the claims of turning a quick profit were simply false. If it were as simple as ordering a product, making a few calls, and turning a profit, our economy would not be in the state that it is today.

Real estate requires knowledge of the business. It is more than finding property and buying or selling it. There are a lot of factors linked to the real estate business such as knowing how to evaluate the market, when and where to buy, tax policies and staying up to date with the laws in your area. Working with numbers, i.e. interest rates, value of a home, figuring repair costs to resale ratios.

Understanding and filling out contracts. Finding homes -- public auctions, pre-foreclosures, foreclosures, motivated sellers, distress sales, etc.

Education is the Key

If you are certain that you want a career in real estate, you first need to understand that a successful real estate venture takes hard work and knowledge to make it in the business arena. Learning real estate can be done a number of different ways: online courses, local classes in your area, or learning through a mentor or real estate coach. You will need to review your options and determine what works best for you because you will be required to pass an exam if you want to become licensed.

Online Courses

There are a many online real estate courses available on the Internet. You want to make certain that these courses will not only educate you, but prepare you for the licensing exam.

Colleges/Universities

If you have the time and money to invest, you may opt to attend classes in a college setting. This path may take longer, but the courses tend to go into more depth about real estate as a whole. If you want to focus on a more specialized field of real estate such as being a broker, you may not want to take all of the courses offered in a college setting.

Real Estate Agencies

Many real estate agencies offer courses to prepare you for the licensing exam. Before signing up for one of these programs, make sure that you are not tying yourself into a commitment to work with the agency if you have no plans on staying there.

Coaching/Mentoring Program

If you are a hands-on person and like to learn by doing, a coaching or mentoring program might be the best choice for you. Mentoring programs tend to have a more laid back approach and provide more one on one support or small group settings. Mentoring programs are a good idea even after you obtain your license, as they work with you to learn the business and walk you through the steps as you are doing them.

Learning real estate is not particularly difficult, but it does take time to gain the knowledge needed to be successful. Because it is such a competitive market, you want to be certain that you go into the business with your eyes open and your thinking cap on so that you can be among the real estate success stories. Investing the time now to learn the real estate business will definitely contribute to your success.
