Most homeowners will agree that having a home warranty is an important and necessary way to protect your newly purchased home, your family and your finances. However, home warranties can differ greatly on what is covered, and it is can be a challenge to read each policy to find the one that will protect your home best. Plumbing is one area that can cause extensive flooding, decay and damage to the home, but is not always entirely covered by a home warranty policy. Here are some of the most common problems associated with plumbing, along with whether or not they are covered under an average home warranty:

Your Appliances Leak: If your refrigerator or freezer begins to leak, you will need to read the fine lines of your home warranty to determine if your appliances are covered. While plumbing concerns after generally covered for a year or longer, water leaks relating to appliances are not under that stipulation. However, many home warranties do include coverage for appliances, but that might be for 6 months or even less. Also, keep in mind that even if the item is covered, you will likely need to pay a deductible of around $100 before anything is paid by the insurance company.

Secondary Problems: If a leak is from an appliance, like the one mentioned above or from a dishwasher, leaks water around the house causing damage, many home warranties will cover a replacement of the dishwasher. However, the policy may not cover any repair to your damaged floor, considering it a secondary problem. Remember that replacing a floor may be far more expensive than just replacing an appliance.

Pre-Existing Conditions: If you purchase a home with an appliance that is faulty, or a leaky faucet, be prepared for these things to be considered pre-existing conditions in a home warranty contract, and therefore not covered by the policy. Before you purchase the home, ask that each faulty pipe or appliance is in good working order to be able to avoid this problem.

Leaks: Although each policy is different, if you find a leak in any of the pipes in your home your best course of action is to document it immediately, and then contact the insurance company straight away. If you know about the leak but don't report it for even a few days, they make not cover the costs of repair.

Be sure to read the fine print on any home warranty agreement to understand your own policy and which plumbing concerns will be covered.
