Phoenix Home Remodeling Company: What To Expect Before You Get Started On A Home Remodeling Project

By:

You've done all your preliminary work and selected your Phoenix home remodeling company for your project. You're confident you've got the best partner since you evaluated critical selection criteria including:

-The contractor's proven design, installation and customer service processes.
-The contractor's experience with thousands of projects similar to yours.
-The contractor's reputation for delivering quality projects on-time, within budget and at the expected quality.

Now it's time to begin the construction phase of your remodeling project. What should you expect and what can you do to make the work go smoothly?

The Construction Process

Construction can be an exciting part of the process since you get to see your ideas transformed into reality. However, it can be nerve-racking if you don't know what to expect. A reputable remodeling contractor will make this process go as smoothly as possible for you.

Plus, much of your work will go according to the plan you and your Phoenix home remodeling company have finalized prior to construction. Specific terms will also be in your contract. So, you should experience few, if any, surprises at this phase.

The following phases are typical in a remodeling project:

Pre-Construction Meeting. Before work beings per the schedule in your contract, you'll want to meet with your project manager at your home. Other interested parties, like sub-contractors, may attend this meeting as well.

The purpose of this meeting is to review contract terms, discuss project logistics and resolve any open issues. You should also have any remaining questions about your project answered.

Make sure all interested parties have been notified about your project. If a homeowner's association requires anything, or if neighbors might be disturbed, it's important your Phoenix home remodeling company works with these people.

Finally, you need to establish a communication process if none has been defined yet. You must be able to contact a decision-maker at your remodeling contractor if anything needs attention on your project. Conversely, the contractor must be able to reach you if decisions must be made before work progresses. The process can be as simple as leaving written messages in a standard location for routine items, to exchanging personal phone numbers for urgent situations.

Demolition. During this phase, your space is stripped of items not to be included in your final space. You can expect several workers on-site during this process. You'll also find the internal workings of your home exposed.

A quality remodeling contractor will go to great lengths to protect your home and possessions during the entire project. However, dust is an automatic by-product of construction work and your contractor will not be able to eliminate it entirely. If your project is extensive, you'll probably have a dumpster on your property as well.

As the project progresses, you may experience some outages to your electrical and plumbing services. If planned for properly, these outages should be short in duration and you should know exactly when they will occur.

Site Work. If concrete work is required for your project, it will begin at this point. You can expect large machinery to be used at the remodeling site.

Framing begins next and you can see the skeleton of your project. Any changes to your original design need to be made before the project gets any further along. You don't want to relocate a wall after it's been completely installed. Keep in mind you'll be adding cost to your project with each change you make.

Finally, if your project requires county or city permitting, the first inspection typically takes place after framing is completed.

Mechanical Installations. After any concrete work and framing, your project will move to plumbing, electrical, HVAC and other mechanical work as required. This work is generally done by subcontractors and you can expect several permitting inspections during this phase. Mechanical installations are fairly time consuming.

Drywall, Finishing and Fixtures. After all mechanical installations are complete and inspected, any insulation and drywall work will be done. After this, doors, flooring, painting, cabinets, countertops, plumbing fixtures and lighting fixtures are installed. Your Phoenix home remodeling company is now bringing your project to life!

Substantial Completion and Punch List. At this point, you may be able to use your new space on a limited basis. The number of workers in your home has been drastically reduced and you can see the light at the end of the tunnel!

Your Phoenix home remodeling company will develop a "punch list" of small items left to be completed. The contractor reviews this list with you and incorporates your input. In general, you complete this phase a week or two after your project has reached substantial completion. Then, you have a chance to fully notice anything that might need fixing.

Final Completion. When the punch list work is completed and approved, you will be expected to pay your final invoice per the terms of your contract. Should you need to fix items associated with your remodeling project after final completion, your warranty will be used. Phoenix home remodeling company warranties generally extend for one-year after work has been performed.

You'll find the construction phase of your remodeling project very rewarding if you've done your homework upfront and selected a well qualified remodeling contractor. Whether large or small, simple or complex, you'll be excited to see your project transform your ideas into beautiful living space!
