Here are a few guide line to follow. These have been perfected by professionals in this field of commercial Investing and equity participation.

Only consider properties that have been purchased below market value. This will cause the project to have instant equity. So if the project has to be sold before the market is ready you have a margin or cushion that will lend to profit.

If the monies of the partners will not cover the full cost of the project and a commercial mortgage is needed, then only consider a project with a DSCR of 1.20 or better. DSCR this is the debt coverage service ratio. DSCR should be always 1.2 or better, never go into a project that does not have the capability to service its debts now. Future predictions do not count unless the parties have sufficient reserves to makeup the difference until the property is stabilized. To calculate [ An example if the Annual NOI is 96,000 divide it by Annual annual mortgage payments lets say 70,000 which will equal = 1.37 good].


Never consider a project in a neighborhood where all the other apartments are falling below standard occupancy norms. Even if you make your Apartment complex the best on block it will still will not have the proper cash flow and profit. Unless the area has been identified as being in some stage of an emerging market or growth. For example a Large employer will be moving into the area soon. This will spur job growth and the need for employees to live close to their employment. A large mega store can have same the effect and it should be noted that one usually follows the other.
