Part Exchange Option Perfect For Homeowners Seeking A New Home In Scotland

A quick and easy solution for those looking to upgrade into new-build homes in Scotland is to take advantage of a part exchange scheme. Most housebuilders now offer a system whereby you buy a house from them and they'll purchase your property as part payment towards your new home. Many would-be house buyers are being put off moving house at the moment for fear of not being able to sell their current property.

The advantages of this are clear; there is no chain, so you don't have to worry about someone pulling out of a sale, there are no estate agent fees to be paid, the stress of selling a property is eradicated and lastly, but perhaps most importantly, you have a guaranteed buyer, which means you can move as soon as the purchase goes through and the new house is ready. The availability of such schemes is one of many advantages of buying a new-build property. Part exchange is available at a number of developments around the country and is proving to be a popular incentive for those longing to move house quickly and hassle free.

Bellway Homes offers such a scheme at its Potteries development in the Ayrshire town of Kilmarnock. Part exchange is currently available on the 'Rothesay' and 'Nairn' house types. Priced from 135,995 the 'Rothesay' is a semi-detached three-bedroom home with driveway and rear garden. The dining room features patio doors while the master bedroom boasts en-suite facilities. The 'Nairn' is a four-bedroom detached property priced from 169,995 and includes an integral garage, utility room, en-suite to the master bedroom and a fitted dining kitchen.

A 'Sell Your Home in Five Days' plan is available to buyers at Stewart Milne Homes' Highfields View development in Dunblane. The housebuilder will make an offer on an existing home within the five-day period and will liaise with solicitors to ensure the sale goes through at the same time as your purchase. Highfields View comprises a collection of two-bedroom apartments, four-bedroom townhouses and five-bedroom detached villas. Prices start from 171,000 and, depending on the home type chosen, benefits include garages, French doors, balconies and en-suite facilities

CALA Homes is currently offering a part exchange scheme on three of its remaining property types at the Baron's Grange development in Motherwell. Each house included in the incentive is a detached five-bedroom family home and prices start at 375,000. The 'Lewis,' 'Melville' and 'Kennedy' house types all boast fitted wardrobes in all bedrooms, two of which also have en-suites. An open-plan kitchen/family room, formal lounge and dining room make these ideal family homes.

There are only three plots still available with part exchange at David Wilson Homes' Silver Meadow development in Prestonpans. Priced from 184,995, the 'Direlton' is a three- bedroom townhouse with allocated parking space, utility room, en-suite, study and kitchen/breakfast room. The development offers easy commuting access to Edinburgh city centre, while still enjoying an attractive coastal setting.
