On The Lookout For An Equestrian Home Available For Sale?

Perhaps you've spent the last few weeks or months scouring the Internet for that perfect equestrian property? I put in over eighteen months shopping around before I found mine! I know you might lose faith when it appears there's nothing new coming on to the marketplace - but don't be concerned, I will share my experience with you and with any luck help you on the way...

1. Decide what's most important!

For a lot of horse lovers the exterior is frequently the area of most importance. You need to make certain your darling horses are going to be content and comfortable and that looking after them is going to be convenient, as it is a day to day job. The actual household has a tendency to come second, but ensure your family feels at ease with the choice too - your husband or wife may not be satisfied with a small cooking area regardless of how wonderful the stables are!

2. Determine minimum and maximum expectations - but don't be too narrow in your searches.

There are not many equestrian properties for sale in the Uk currently - for a variety of reasons, the main one being at this time there simply aren't that many around! And the majority of them are typically extremely expensive so the marketplace is not quite suitable for owners to sell up. So when you do your searches and you're asked the number of acres you require, or how many bedrooms you'd like, then have a good think about the absolute maximum and minimum which will be right for you and your family. It will be just as bad to have a lot of acres as having not enough - bear in mind there is a lot of work involved in keeping the paddocks looking good. Keep an open mind and go to see as many houses as possible - what is visually half decent on the Internet may be ideal when you see it for your self! That is precisely what happened in my experience, I had practically written this property off, based on the images but when we saw it, it was perfect for what we needed.

3. Choosing a location, location, location

Do you currently reside in an area which you want to stay in or are you hoping to relocate? Due to the minor amount of houses available, you will have to wait a long time before something opens up inside the exact location you are looking for. If you are prepared to relocate however, your opportunities will of course be a great deal better. When I was looking for equestrian properties for sale, all I required was a travelling time to London under an hour or so - which meant we could check out lots of different areas however the selling prices would be higher than for example Lincolnshire or north Cambridgeshire. Just make sure you research the location before deciding - I am positive you would want to make sure the location is right for all your family members before you make this kind of important decision.

4. Getting the price right

My oh my - here is the tough part! Ensuring that you get precisely what you are looking for and need without paying too much money for it. Make sure that you search all estate agents before making an offer. Our property turned out to be for sale with two different agents for different prices! And once you find the right one - don't forget its a buyers market place and negotiate!

Best of luck!
