Probates are very simple. The process is easier then what the Gurus would let you believe. I mean flipping houses has never been so flipping easy! Sure finding estates seems very hard when somebody explains it to you but Im going to break it down simple for you. I believe its great to never over-complicate.

Head to the Court House: You want to find the court house in your town were the Register Of Wills office is located. This is where you find your leads. The Register of Wills is your gateway. You can pull up any information on the computer with a click of a mouse, its never been easier.

Write a compelling letter: The best way to get in touch with estate owners is with letters. Realize that these people are going through very hard times and things can be quite emotional when theyre dealing with a death in the family. You want to make your letter as personal as possible, not too pushy but at the same time you want to get your message across. Let them know how you can help them and it will take you a long way. Everybody is looking for a solution.

You need to Listen: When Im on the phone with a motivated seller theyre talking 80% of the time. When you listen you find out what keeps these people up at night, you start to build rapport and understand them. These sellers wont sell you the house if they dont feel comfortable with you. So you need to keep your ears open and listen constantly.

There are a lot of techniques for everything. You can go through the newspaper or go to the probate court to find probate leads. Its that simple! Just realize that these people are in very sensitive situations. If you pay attention to their needs you will go far my friend.

Have Probate Deals Thrown At You: Life doesnt need to be complicated. Wouldnt it be easier if you just had probate deals given to you at will?
