The question to use a Real Estate Agent or to go it alone will be a question that will probably be asked until the end of time. And with the advent of the internet and an empowered consumer market this question is getting asked more and more.
But even with our ability to search through the multiple listing services ourselves I still believe that using a Real Estate Agent and giving them their commission is money well spent.
And even though there are 4 main reasons to use a professional realtor I think the key thing that people overlook is summed up in one word - leverage.
In our overworked time starved world it just makes more sense to let someone else do the heavy lifting for you.

Time
It takes a lot of time to search for a house or condo. And I know it is a lot of fun to surf for homes from the comfort of your couch. Addicting even. But after a while you just become overwhelmed with the choices that are out there. Not to mention the fact that most multiple listing service sites aren't the fastest web portals on the planet. Let your Realtor spend their time going through all the listings. All you have to do is give them your criteria.
Knowledge
Real Estate Agents have to go through some serious testing. And when their main courses are done they still have to take more. They are constantly learning. Staying up on the latest news, trends and government regulations. Why? So you don't have to.
Resources
The number one resource that agents have is behind the scenes access to the multiple listing service. This is the mecca of homes. The majority of all listings go through this service. Agents know how to use it.
Connections
This has to be one of the biggest advantages of using a Real Estate Agent in my opinion. Real Estate is a people business. And agents have to know A LOT of people. Be it other agents, trades people, accountants, lawyers. So if you're looking to get your kitchen redone when you move in to your new place your agent knows someone who can do it for you. Looking to instal a new driveway or home theater system? I am sure that your agent knows a great and honest person who can get the job done for you.
But most importantly in regards to connections and agents, Real Estate Agents know other Real Estate Agents. Which means that they are the first to know when a new listing hits the market before it makes its way onto the MLS? That is how my parents got their home. Their agent got a call from an agent friend who was going to put the house on the multiple listing service the next day. He knew my parents agent and that he was on the lookout for a 4 bedroom home in the east end of Toronto. So he got on the phone and made the call. My parents have had the house for over 20 years.
I know it may be tempting to try and save a few bucks and go it on your own. But I think that choosing to hire a professional Real Estate Agent is the best bang for your buck.
