With the economy in bad shape these days, several houses go into foreclosure, several businesses go into bankruptcy and outstanding loans go into default. Rings a bell? Are you one of the thousands who are on the verge of losing your investment that took you years of paying? That's probably the house you're living in or the car you're driving. And worse of it all, you only got to paid the interest and not even the principal. Ill-fated as it seems but as with any problem, there is always a solution but you have to act quickly before this solution can still be considered an option.

The solution is a Loan Modification and as the name implies, a "loan mod" is a modification or revision of the provisions of the loan outside its original terms as agreed upon by both you and your lender.

A loan mod is usually done to prevent the loan from being declared as default because when this happens, if collateral is involved, your lender can now assume ownership of your asset you used as collateral. Your lender can revise the provisions of your loan through several means:

1.The interest rate can be reduced or changed from a floating to a fixed rate;
2.The principal and or other fees or penalties can be reduced;
3.The payment term can be extended or lengthened;
4.Or, a fraction of your household income can be automatically used to cover for your monthly payment for the loan

Whichever option your lender would choose, this would absolutely benefit you in many ways. But as I have mentioned, you need to approach your lender soon or before the loan goes into default because this increases your chances of getting an approved loan mod because by then, the revisions can take into effect before you are in bad credit standing with your lender. Aside from this, you need to have a credit rating of 650 and above, which indicates diligence in paying, thus, you have better chances of landing on a loan modification with favorable terms.
