Little Elm Tx Real Estate Sales Rocket Up 43% In November 2011

Little Elm real estate sales were up 43% in November 2011 over the same month last year with 80 homes selling this month compared to 56 sold this month last year! For the 2011 year to date, overall home sales were up 3% with 855 homes sold compared to 833 homes sold last year.

New listings were down 27% for the same period last year with 77 homes listed as compared to 105 listed this month last year. For the year 2011, overall home listings were down 10% with 1,382 homes listed as compared to 1,541 homes listed last year. Listings under contract were up 7% with 65 homes listed compared to 61 homes listed this month last year. Listings under contract for all 2011 were up 5% with 901 homes listed as compared to 858 listed for all last year.

The median sales price of homes was down 3% to $150,750 as compared to $155,000 for this month last year. The overall year 2011 median sales prices were up 1% to $150,000 as compared to $148,000 last year. Sellers received 95.4% of their asking price this month as compared to 92.7% this month last year. For the overall year of 2011 sellers received 93.4% of their asking as compared to 94.8% last year which is a -1.5% change. The average days on the market until sold went down 8% at 81 days compared to 88 days for this month last year. For the overall year, the average days on the market was 100 compared to 74 days last year, which is a 35% change.

The current supply of homes on the market was 345 homes, down 27% compared to 276 homes from the same period last year. There is a 4.3 month supply of homes on the market, down 32% as compared to a 6.4 month supply from this month last year.
