Bird dogs have plenty of opportunities in real estate more than those that dont bird dog. With that said let first start out with the definition of a bird dog. A bird dog does the work of finding deals and opportunities for the investors they work with for a fee or a portion of the profits when a deal is closed, in other words they are a property locator. A property locator is considered the link between a successful investor and some really good deals.

The property finder uses a variety of techniques that are learned from their due diligence or mentored by the investor they work with to become efficient at locating good deals. The methods used to find good deals become second nature to the bird dog and they eventually find more deals than their investor can buy so that creates more opportunities for the property locator. They know what the good deals are by that point and will know how to screen out the duds.

When getting started in real estate investing its always best to learn from someone or a company that is already in the business so you will use someone elses experience as a guideline for your success. Bird dogs have the best opportunity to move to become a full time investor because they tactfully learned the ins and outs of their real estate market while getting paid a nice fee for their efforts.

The best opportunity for a new investor is to start out as a bird dog, because its humbling, you learn a lot and you get paid during the process. Its sort of like being an apprentice and intern all in one. The only problem a bird dog has when starting out is find the right real estate investor to give them the opportunity to work side by side with them. Most investors dont think about the things a bird dog can do for them, but if you can convince them otherwise you will be on your way to more opportunities than you can image in the real estate industry.
