Landlord Tenant Act: Understand Them To Avoid Quarrels

People opt for rented home due to the study or job purpose outside the city. It is easy and affordable procedure. How ever, living in rented property is not as easy as people assumed. It has been noticed that landlord and tenant face issue with each other due to breaching the conditions or rights of other party. In order to resolve the issue of landlord tenant, government launched landlord tenant act that consist rules and regulations for both parties. This act defines authority and responsibility of both parties towards each other and also includes the law to save their rights.

These act stop landlord to take following steps, like, property holders do not have right to discriminate with tenant on the basis of color, gender, nativity, creed or any illness. It is the responsibility of homeowner to provide safe area to tenant. Tenant has right to get proper habitable and sanitary area without any disturbance. Privacy is most important factor. As per law, landlord has no right to disturb tenant, and can not go in the rented area without permission of tenant. Government also created rules for tenant, like, tenant is responsible to make the payment every month before due date. Tenant should use the property wisely and must not damage it intentionally.

Landlord tenant act also clear few points like, tenant has no right to use the residential property for commercial purpose. Landlord has right to recover the damage cost from the deposit made by tenant. Landlord is liable for the money of rent every month from the person who has signed the agreement. Experts says that, it is mandatory for both parties to read the rules and regulation properly before signing the agreement and either party can add any additional clause as per their requirement but they have get permission for that.
