As a landlord you have certain legal obligations to your tenants that you need to fulfil in order to comply with the law and offer a fair service to your tenants. When it comes to plumbing and heating, there are a few things you need to do each year to ensure a safe property.

The most important thing is a Gas Safety check. This should take place once a year. A Gas Safety check will involve an engineer coming to your home to test the gas appliances for a number of faults that could potentially be dangerous or render the appliance as faulty.

As part of this check, the engineer should test for gas leaks, the safety and reliability of your gas hob, oven, boiler and whether your boiler's flue still complies with current Gas Safe regulations. The testing should last at least 30 minutes. It is crucial that the engineer stays for this time as there are a lot of tests to carry out. Often the case is that heating engineers will just do the bare minimum checks, however all our PGS engineers are made to carry out a full and thorougher inspection for the sake of the resident's own safety.

As well as a gas safety certificate, it is also strongly recommended that you have a boiler servicing carried out once a year. This will ensure the smooth operation of the boiler, without any failures. Having this servicing carried out in the Summer months is often cheaper as plumbers who don't have a linear pricing structure will often charge more in the Winter months when the demand is higher.

Other obligations include:

To ensure that every engineer who carries out gas work on the property is fully Gas Safe registered.

Ensuring all the installation pipe work is maintained in a safe condition.
Keeping a record of every safety check for at least two years and issuing a copy of the safety check to each of the. tenants within 28 days of the check being completed.

It is also strongly recommended that you install at least one Carbon Monoxide alarm in your property.
