Is The Right To Manage Costly To Acquire?

By:

If you can satisfy the necessary legal requirements then there are many advantages to be gained from taking control over the management of your block of flats.

But as with all legal situations you must bear in mind the cost of going through the process. If you decide to exercise the right to manage your block you will be required to set that company up in the right way. This means having to go through a specific legal process to ensure everything is done properly.

One big question that many people ask when they are considering right to manage company formation is how much it will cost to do so. Most people will recognise that certain fees will be involved, but when it comes to narrowing down the amount it can be difficult.

It might be easier to split everything into different areas, so you get a better idea of how much you will need to invest in the process. Remember though that you will not be the only person to invest in it; the cost will be split equally between all the tenants who take an active role in the right to manage company.

For example you will need at least half of those tenants who qualify to take part to be involved. If your flats have twenty owners who qualify, you will need ten of them to be a part of the process. This means the overall costs of your right to manage will be divided by ten. However if you were to get fifteen residents actively involved in the process, you can divide that same total cost by fifteen. This makes every slice smaller than it would be otherwise.

One of the most obvious costs for the process will be the solicitor's fees. But you also have to remember that the building will need to be properly surveyed, so the fees for this service will be added on as well. You will also have the fees incurred in the right to manage company formation itself.

So you see it is not a free process, but the advantages of setting up such a company can outweigh the initial costs of completing the process. You will usually be able to benefit from a free initial consultation if you are considering using your right to manage. You may be able to get a rough idea of the fees involved overall at this stage, so you know exactly what is involved before you press ahead and get the ball rolling.
