Increasing Value Of Residential Real Estate

In the current real estate scenario, the retail sector is facing a huge oversupply, forcing the developers to turn their faces towards residential property in Gurgaon. Since most of the companies have made it a point to make if not head office than at least a branch office at Gurgaon, the demand for rental place is definitely on a high.

It is estimated that nearly 100 million square feet of commercial space is expected to be added in Indias top 10 cities infrastructure by 2015 while demand will be only for 40 million square feet. This will lead to a huge gap between supply and demand. On the basis of such data, few real estate developers have recently passed on the resolution to convert their mall plan into hotel-cum-residential project. They had earlier tried to decrease the size of the mall to half and add up few office spaces in the component. They are now building luxury homes at the same location.

Looking at such data, other realty developers are also thinking of converting their shopping complexes and malls project into mixed-use or residential projects. This is going to be a highly acceptable idea in the residential property in Gurgaon market as well. Although some micro markets in metropolitan cities are expected to witness the oversupply of more than 100%, a few South Indian cities like Hyderabad, on the other hand, are falling short of the retail real estate, leading to tenfold increase in land prices.

With many other retail and commercial places coming up in the vicinity building malls is no longer a lucrative business venture. Lukewarm response from retailers especially in the NCR has forced developers to look for other alternatives. Builders like Omaxe, Sudha, DFL and Vatika are not looking at setting up new retail project now. Their decision to launch new projects in the same industry will be completely linked to foreign direct investment in retail.
