Increasing The (market) Value Of Your House

By:

Want to increase the value of your house? It doesnt matter whether it is for personal satisfaction or high ROI, both bears the same answer---home improvement. From tile replacements to carpet installations and from interior/exterior paint jobs to metal (re)roofing, these are a few of the factors that contribute to the appreciation of your abode. Problem is, it costs a lot. Thats why individuals concentrate on the how tos and the DIYs---how to repair, decorate and remodel bathroom, kitchen or any other space in the house using ones capacity---mainly because this process is cheaper. But each of us has our own limitations, sometimes we need to give way to a professional remodel contractor. Fortunately, this article is reserved for those DIY aficionados, for those tight-fisted individuals and those who just want to keep some change in their pockets.

Kitchen and bathroom, investors focus on these two rooms. Lets start with the kitchen. Minor add-ons and touch-ups like up-to-date counter top appliances, new light fixtures and refurbish cabinets will do the trick without breaking the bank. Also, one may opt to buy kitchenware that will highlight the room and tie with the entire house. Note the colors that were used to paint your kitchen, utilize the same hue when buying items for said space. These accents are not limited to utensils alone, you may add clocks, racks, shelves, curtains or plants by the window sill. A little elbow grease will help you in your mission. Make sure you remove rusty faucets or repair leaking ones. Stains and rusts is a no-no. The former may be removed by using commercial stain removers or a solution of hydrogen peroxide and a little ammonia while the latter can be easily removed using oxalic acid solution.

Remember, you need not have a major custom house construction to increase the value of your house.

Next stop would be the bathroom. One of the most personal rooms in the house, this is the place where you relax, where you cleanse yourself and where you release your burden. There are a variety of amenities available in the market from deluxe tubs to custom vanity cabinets, without a doubt these items will boost the value of you house though these are the same items that will hurt you---particularly your pocket. Similar to the kitchen, one may start with the fixtures. Shower heads, soap dishes, cabinets, mirrors, lightings, towel racks and sinks, replacing or repairing these objects will make a huge difference. For the flooring, you may replace it with inexpensive tiles. Dont forget to shop around, one can get everything in a much cheaper price when this is done. To reiterate, rust and stains must be removed. A touch of furniture will also add to the charm of your bathroom---a foot rest may be, or probably a newspaper rack? Just remember to place it far from the shower, tub, sink or any item that spews water.

These are only a few of the ideas for an inexpensive house remodel project. Dont forget to do a new construction home inspection after everything has been said and done. Budget dictates what you can do, but it does not limit your imagination. Let your personality shine through, let it shine through your choices and through your living space.
