Its really difficult to differentiate one property for sale in a neighborhood from other houses.

Many neighborhoods of condos, row houses and subdivisions are built to be uniform and very similar in overall appearance.

Additionally, many such neighborhoods have codes and covenants that require conformity in appearance in all the properties within the development.

But there are number of things a homeowner can do to make their property stand out from the competition. And best of all everything can be done with a minimum investment in cash.

1.The biggest thing a homeowner can do to stand out from the crowd is to pay careful attention to curb appeal. It is the most important and neglected part of staging a home for sale. Clean up planting beds and sidewalks. Put a fresh finish on the door. Put beautiful plants in window boxes, flower pots and/or hanging baskets. Paint anything that does not look perfect. Clean up toys and other clutter. Frame out around windows and paint the frames a nice light color. Builders commonly skip this step that can make a house look way better than other houses in the area.
2.Clean your house so that every surface shines and looks new. Cleaning really matters in trying to sell a home. The entryway, kitchen and baths must be sparkling. Kitchens tend to be visually busy with the clutter of appliances and mail that tends to collect on the counters. Get enough stuff corralled and put away so that the space looks serene. Additionally, closets need to be perfect. Its great to organize closets so that nothing is on the floor. It makes it easier to vacuum for showings and makes you look good, too. Most people who walk through a house are looking at the floor as they walk from one room to the next. How do your floors look? Get rid of clutter so your house looks bigger. People are looking for lots of room.
3.Paint. Fresh paint makes houses look new and smell good. How the place smells matters more than you can imagine. Painting is not that difficult. Most people can do it. Choose light colors and paint trim around windows white.
4.Stage all the rooms in your house in the expected ways. Think of the first look through every door as the most beautiful photo you can manage in a decorating magazine. Pack away collections. You want people to see the house, not get distracted by your stuff.
5.Offer owner financing if you can. MANY buyers cannot get regular financing these days. But they can pay for a home. This is especially true for self-employed people who have an aggressive tax strategy. But they can make substantial down payments and pay for a house. To qualify for an FHA loan these days most people have to have A credit with a credit score of 620 and no bankruptcies for 2 years. Very few people have credit this good. If you decide to offer owner financing check credit, get a substantial down payment and charge interest about 2 points above market. If the buyer shows a good payment record you can sell the note later and get your money out of the deal sooner.

Times have changed in selling homes, but you can still attract buyers if you do a little work. It takes less money than you think.
