Your listing agreement may stipulate that the agent will conduct marketing activities, including holding open houses, but I doubt that you are constrained from pursuing marketing activities yourself. The intention of the listing agreement is to obligate you, the seller, to pay a commission no matter who brings the buyer into the transaction, and the purpose is not to keep you from marketing your home yourself. Look over your agreement again and feel free to show it to an attorney for clarification.

I've noticed that homeowners get the impression that they are signing away their rights to find a buyer, but that's not the case at all. In the most common listing agreements, called Exclusive Right To Sell Agreements, the main point is to assure the agent the stated commission on the sale regardless of who finds the buyer. You will still be obligated to pay the real estate commission, but your agent will earn it during the closing process that follows. When you sell your home, it is more complex and takes more knowledge than most sellers possess on their own.

Doing the unusual, holding an open house where you serve refreshments and share your enthusiasm and knowledge about the house will set your house apart from all the others in your area, and it will very likely help you find your buyer.
