One thing you never want to be without is hot water. You may not realize how hard it is until you don't have it, but just think about trying to shower or bathe when you don't have any warm water at all. If you would rather have warm water than deal with an icy cold miserable shower, you may want to consider maintaining your heater. Regular maintenance will ensure that your heater will continue working well and will be less likely to break down on you.

One thing you always want to do is to check the pressure-relief valve. Every heater has one. You can check your manual to see where yours is located. First you want to turn the gas switch to pilot. You also want to turn off the cold water supply to your water heater. Put a pail or bucket under the valve to catch the water that will come out of the pressure-relief valve. Next, you are going to move the trip lever on your valve. You should hear a rush of air releasing or see water and vapor coming out of the valve. If you don't see or hear these things, you should drain the tank and put in a new valve.

You should also flush your tank regularly. To do this you need to change the gas switch to pilot or turn off the electricity to the hot water heater completely. Turn off the cold water to the heater for this as well. Next, attach a hose to the drain valve. You want to open the pressure-relief valve and the drain valve to let the tank drain. After it is drained, shut the drain valve and unhook the hose from the valve. You also need to close the pressure-relief valve. You need to now go throughout your house and turn on the hot water handles on each faucet in your entire house. Then you want to turn on the cold water pipe to the tank. After water starts coming out of the faucets, you can shut them off. Lastly, you want to turn the gas switch back to run or turn the electricity back on.

You should do these maintenance tips once or twice a year to keep your heater running well. If you aren't sure what you are doing, you should always hire a professional.
