How To Find The Perfect Buyer When Selling Your House

A lot of people ask me how to sell a home quick because I have done it many times. Being a real estate investor in Oklahoma City, I've bought and sold many homes over three decades now, and I've developed my own methods that work for me. I can give you the basics so that you give can my methods a try, too.

I am convinced that there is a buyer for every home, and that my job is to think about who that buyer is and where he or she might be found. That probably sounds simplistic to you, but it's really foundational to understanding what needs to be done when you want to sell a home quick.

If you call up a real estate agent to come over and list your home, you will get a lot of useful information, such as an estimate of the market value and estimated time on the market, or how long it's likely to take to get your home sold and closed. That information is useful if you're not in a big hurry, but relatively useless if you're in the market for a fast sale only.

Go ahead and ask your real estate agent where and how he or she intends to find you a buyer. Listing your home on the multiple listing service is the first step into a whole world of buyers, it's true. But none of those people may be your particular buyer, especially the perfect buyer who wants to buy your house immediately. Does this sound a little harsh? Please let me explain.

Buyers who are as motivated to buy as you are to sell very often are not dealing with real estate agents and the homes listed on the multiple listing service. They are looking at ads online and talking to their friends to find other homes for sale, which includes yours. Making sure that your home shows up in local online classifieds is very, very important. It is the single most important thing you can do to sell a home quick. And it is the one thing that probably won't happen if you list with a real estate agent, because most of them think that putting a house on the multiple listing service, accessible only by licensed agents, is just as good. Well, it is not just as good these days.

If you decide to list your home with an agent, be absolutely certain that you can still list it online yourself. You cannot assume your agent will perform this service for you.
