It's a little-known fact that you may already know people who are the perfect buyers for your home. When I want to find prospects to buy my home I usually stop and think about people I already know because that has proven to be an excellent practice for me in the past. One thing that gives me an advantage is that I know a lot of people, having lived in Oklahoma City my whole life. And another thing that gives me an advantage is that I am a real estate investor and I know a lot of other investors who buy and sell homes regularly just like I do.

However, the things that give me an advantage can also give you an advantage if you choose to put some effort into finding your own buyers. Regardless of whether you list your home with a real estate agent or put up a For Sale By Owner Sign to sell it yourself, you'll need to get involved in helping to find a buyer. That's why you need to hear my two top tips for finding people to buy my home whenever I have a home for sale.

My first tip involves sitting down and thinking about the people you know who may have visited your home and said they'd like to live in your neighborhood. Get a pad of paper and a pen and actually make a list of names. Then, when I'm making this kind of list for myself, beside each name I also note the names of friends and relatives who might want to buy my home. The second step I just mentioned is the crucial step- thinking about friends and relatives of people you know who might be interested. This is where I can really strike pay dirt by spending some quality time on this project.

It's not just the people I already know, it's the other people they know, their own friends and family that may be interested buyers when I sell my home. As an investor, I make a list like this regularly. In fact, I carry lists like this around in my head because it's my business. For you, the pen and the pad of paper is really important, so be sure to get started with your list.

And my second tip is basically the next logical thing to do, but maybe it's so logical that people forget about it, or they think their agent is going to do it for them. This tip involves getting on the phone and calling people. That's right, give your friends a call and ask them if they or any of their friends or family would be interested in buying your home. Nobody really minds these calls, not really. Don't be shy, just try it. When I want to find the perfect prospect to buy my home I pick up the phone and give my friends a call, as well as other investors I know. If the people you call aren't interested in your home, chances are very good that they will give you the names and phone numbers of other people to call.
