If you are interested and would like to buy foreclosed homes then there are many things that you need to be aware of. An auction is very different than when you would purchase a house in any other circumstance.

The first thing that you need to consider is with bank repossessed houses they are going to show up in the local newspaper first. You should start watching them this way if you are looking for a house in a particular area. When the listing for the auction appears in the paper then you can get the address of the house and the homeowners name.

One way that you can buy a foreclosure prior to the auction is by contacting the homeowner. Many homeowners are more than willing to allow you to take over the mortgage and begin making payments. Transferring the mortgage is something that lenders are often very happy to do because they do not want to own a house on their books. Plus, you are helping the borrower because they wont have a foreclosure on their credit.

The most common method of purchasing foreclosures is through an auction when you are an investor. Be sure you research the home, you have seen the condition, and you are sure you are making a good investment before you win a bid on a house at an auction. Also, you will need to have a 10% down payment at the time of the auction and you need to have pre approval for financing or be sure you will qualify. You dont want to lose the down payment on a house that you bid on because your credit isnt good enough or you dont really have the money to buy it.

You cannot move into foreclosed homes right away after you purchase them at an auction. The think to keep in mind is that there may be people still living in the home that you need to have removed by the sheriffs office. It will also take time for title transfer information and the day you actually receive the keys. If you are paying cash for the house then this could speed up the process so you can move in sooner.
