Some real estate investors want to build a buyers list before they have a property for sale. Do you get buyers first or properties first?

1)Get a real estate investor web site
This should be among the first things you do. You must be able to manage your buyers list. A good real estate investor website should take care of this.

Your website is the place where potential buyers sign up so they can be notified when you have a new deal. If you are selling properties already, you must collect name and email before you allow them to view property details.

In other words, they must join your buyers list to view details.

If you have no properties, launch a squeeze page, or a landing page where they can sign up from.

As soon as they sign up, send them a thank you email for joining your buyers list, and tell them you will be in touch as soon as you get properties that meet their needs.

A good real estate investing website must also give you ability to network on twitter, facebook etc so your property is seen by as many people as possible. A send to friend feature lets people send your properties to their friends.

These people come back to your website and join your buyers list.

2) Marketing properties for sale
Any ad must have the URL to your website. My first buyers list of about 200 investors was built from newspaper ads. I never provided a phone number, just a web address that had a squeeze form. They had to provide their name, email and phone number before they could view my properties.

Today you can advertise on Craigslist and other websites. Always send them to your website.
