Dan Heskett: Before I start anything, I assume that you have money and you have a desire to invest your money in real estate. Once you have this desire, you can then understand all the steps required to be a successful investor.

Interviewer: Tell us some basics of real estate investment?

Dan Heskett: Real estate investment means that you would be involved in buying and selling of property keeping in view all the present cash flows Vs the potential future cash flows. This also means that you would be investing others money to magnify your profit rates and you would be keeping a close eye on future cash flows as they would be the basis of your present investments.

Interviewer: What are the elements of return?

Dan Heskett: Good question. I was coming to this point. When you invest in real estate you are actually expecting a return on your investment. You should consider the following basic elements of return to determine the potential benefit from an investment. The factors to be considered are:

Cash Flow
Appreciation
Loan Amortization
Tax Shelter
Inflation
Depreciation of Property

Dan Heskett: The key to this is simple. Take the following steps and you would be a successful investor.

Develop a correct and honest attitude.
Have your investment and objective goals straight and clear.
Give time to study and research the potential market.
Learn the terms and know how to calculate them.
