10. Posted the homes on the MLS. Made an effort to take the best pictures that would show off the house in the best way possible that would be inviting and attractive to a homebuyer.

9. Put up For Sale sign on the properties. Kept a good supply of flyers available so those who pass by the home can read all about the details of the home.

8. Shipped out flyers to homes throughout the neighborhood. Advertised my name on these flyers so those in the neighborhood will think of me the next time they want to list a home.

7. Utilized the Internet to announce the availability of the home to a mass audience. Many prospective homebuyers are now going online to do their own research on homes. The many sites out on the web that generate good amounts of traffic are ideal for targeting these homebuyers.

6. Mentioned the homes to other agents and offices.. Sent emails, made phone calls, and let as many people as possible know about the available homes.

5. Presented the properties to clubs and meetings I attended. Brought along presentations of the homes with great photos and created bullet lists of all the great points about the home.

4. Picked up the phone and dialed the residents in the immediate area to alert them to the homes. This accomplished two things at once, I was able to inform the neighbors of the home so if they or someone they know are interested, the house could get a buyer. In addition, I was able to put my name out there to all those in the neighborhood so they know who I am.

3. Of the individuals who called in about the listings, gathered information about their financial background to get a better idea of how soon they could purchase. Verified that the prospects who were calling in are in a position financially to qualify to purchase the home and close it out. This includes checking the credit scores, downpayment available, income, and debts.

2. Once the financial aspect was confirmed, drafted the purchase agreements with the buyers and sellers. Confirmed that the contracts were written up thoroughly and all details were covered so that both sides are clear on the expectations of the terms of the agreement.

1. Deposited the commission checks from the sold homes!!! 10 homes SOLD in 60 days! In addition to being able to help others locate the home of their dreams, to get paid for it as well!

What?! You must be asking this question. This sounded too good to be true! What am I smoking? No, not really as I don't do that. What am I drinking? No, I don't do that either. Is this a dream? No, I'm wide awake (well rested, 8hrs sleep yesterday). Yes, I'm sober if you can imagine that after you read this article.....alright I'll let you in on this secret.

It may have crossed your mind that the 10 steps listed for accomplishing the task of selling these 10 homes was written in the past tense.. This HAS already happened. YES! this DID happen ... just not yet. This is the goal a real estate agent buddy of mine is working on right now.....working backward to make this a reality. : ) I can see there is some value to the technique since most of the success in life begins in your mind. You have to see it for yourself before you can make it happen. By keeping the goal ahead in your mind, you can continually become absorbed in only the type of busy work that gets you closer to the target achievements.

The above is an outline of what I would agree to be the top 10 items you can focus on to generate more leads and sales to achieve the desired spectacular results. Give it a try and push yourself to possibilities you may never have thought about before. The results will speak for themselves when you find yourself meeting up with more opportunities just because you are already in the mindset to accomplish this task. To sum up, as one of my favorite quotes states, Today's preparation determines tomorrow's achievement. So take the steps outlined to prepare yourself for massive success..
