Years ago I knew a couple who wanted to sell a home quick. They had several reasons, and they were probably the most motivated sellers I've ever met. They called me to buy their home because I'm a real estate investor and I pay cash for homes regularly. They thought maybe I would be interested in their home, and figured they could get an easy sale.

Well, it could have worked out for them just the way they wanted, except for one big problem. As it turns out, they didn't really own the home at all. I'm serious! They walked the walk and talked the talk, but doing some research in the country records I found that they were not the legal owners of the property. I made a note of the legal owners' name and contact information, and I gave them a call.

Turns out, the people living in the home were tenants. That's right, they were tenants posing as owners in hopes of getting a buyer to come along and give them an earnest money deposit. That would just be great for them, now wouldn't it? They could take the earnest money and move on with their lives, and nobody would be the wiser.

Well, that didn't happen. I spoke to the owners about the tenants' offer to me, and they were really grateful for the startling information. Who wouldn't be shocked to hear such a crazy thing? I'm telling you this story so that you can put your own circumstances in perspective. These days when a lot of homeowners are feeling pressure to make payments and possibly sell their home, a story like this tends to put things in perspective. Assuming you are the legal owner of your home, you have a lot more options to sell a house for cash than the eager couple in my story.

And your options also include selling your home yourself, in order to save money on a real estate commission. Both of these options are in addition to listing your home with a real estate agent.
