Home Renovation - Inspection Can Save Big Money

By:

Just like you would not buy a car without looking under the hood, you should always have a home inspection before purchasing a home. A home inspector is like a mechanic, checking the home and its mechanical systems for hidden flaws. What the home inspector uncovers could save you thousands on the purchase price and a lot of grief.

What is a home inspection?

The inspection report provides the buyer with a better understanding of the home and its components. Homeowners are encouraged to be present during the inspection, which is like an educational seminar on the functional aspects of your home. The inspector will review the structure, the heating, plumbing and electrical systems, and provide a comprehensive, unbiased report. The inspection process takes two to three hours and costs around $300.

What is included?

A home inspection should include an inspection of the following:

* Roof, flashing, chimneys, drainage
* Exterior, grading, wall coverings, windows and doors
* Structure, foundation and basement
* Plumbing, electrical, heating and air-conditioning
* Ventilation, insulation and interior

The inspector is your personal Sherlock Holmes, looking for clues to the condition of the structure. Armed with the experience of a seasoned contractor, an inspector can also diagnose problems for buyers. For example, a water stain on a ceiling could lead to a minor cause like a leaking faucet, which is easily fixed. Or it could indicate a significant plumbing problem or a roof that needs repair - both expensive projects. An experienced inspector will tell you the difference.

Choosing an inspector

Qualifications - The Registered Home Inspector or RHI designation is proof that inspectors have met the rigorous criteria for membership in the only legislated association for home inspectors in Ontario and are governed in practice of their profession by the Ontario Association of Home Inspectors.

Experience - Look for a qualified home inspector with a construction or renovation background. An RHI with a "hands-on" background in the industry will be better equipped to analyze deficiencies.
