Home Remodeling And Neighbourhood Norms

Many people are very concerned about the return on their investment (ROI) a certain home remodeling project might bring them. And if they ever do intend to sell their home they are probably quite right to do so.

There are many factors that contribute to the ROI of any remodeling project but one of the most overlooked is what is the neighborhood norm? How well does your home stack up?

For instance, imagine that every other home on your block has three bedrooms and at least one and a half bathrooms (a half bathroom being one that has no shower or bath). If your home only has one bathroom then yes, the addition of a second bathroom is probably a great idea and certainly good for your chances of getting the right price at sale time.

Is it worth upgrading that second bathroom from a half to a full bath? That is a little more subjective. Because it is out of the neighborhood norm such a tweak may not do much for the overall ROI but, on the other hand, if you have a larger family it may make getting everyone out of the door in the morning an awful lot easier.

To a certain extent the neighborhood norm factor may come into play when it comes to the type and quality of materials used around in and around your home. If yours is the only house on the block that has not got easy to clean vinyl siding (and the paint is flaking off your exterior woodwork) then investing in new siding will probably be great for ROI as well as the overall curb appeal of your home.

If no one else in the neighborhood has granite counter tops in their kitchen it may be considered excessive if you install them, but they will look and function well. However if all of your neighbors have already upgraded their counter tops to granite or some similar higher end material it is probably about time you did so as well.
