Home Owner Warranty Programs For Your Property

By:

Home owner warranty programs are, in short, insurance for the appliances and systems contained in a structure. While the regular and required insurance is for protection against hazard such as robbery, injury, fire, storms, and other destruction, this investment is intended to help curb the costs of imminent and financially detrimental repairs for major appliances and systems within a home.

While a policy can be purchased at anytime during your stint as an owner, there are three common times that these packages are purchased. If you are building a house, if a warranty package is not provided by the builder as part of your costs, it is really a necessary precaution to take for your investment. Since in this scenario, you most likely do not purchase the appliances yourself, rather the builder purchases them in bulk, you will not get the opportunity to buy individual policies per appliance. A home warranty program can protect you. Because of all the separate contractors, many mistakes can be made in plumbing, laying electric lines, and appliance installation especially when builders are trying to meet deadlines, and owning a policy provides financial protection.

If you are buying a previously owned house, you can protect your financial investment by insuring the appliances and systems within. Even though they may pass inspection at closing, you do not know the history of things contained within a home you are purchasing, and there is no law requiring sellers to disclose such information. Sellers only need to pass inspection, and in their financial interests, they may minimally fix things to pass inspection leaving you to bear the bill when those repairs fail.

Whether selling or buying, home owner warranty programs are a good bargaining tool. As a seller, you can include one in your asking price. When an offer comes through, you can negotiate accepting the amount with the exclusion of the policy or you can counter offer and add a policy to your counter offer price. As a buyer, you can ask that a policy be included in the asking price using your higher offer to entice a seller to include a warranty program.

Under whatever situation you purchase one, you should carefully note the coverage that you are buying. Policies can cover all appliances, plumbing, septic systems, HVACs, and even roofs, but do not assume that something is covered. Strictly document your coverage and if something is not covered by the policy purchase, you can buy additional specifics.
