I have a couple suggestions for you when you're selling your home. If you're selling it yourself and showing it yourself, that's one thing. If you've listed your home with an agent, that's another thing. So, those are the two separate suggestions I'm making in this article. Selling Your Home Yourself - This is where your skill with people can come into play in a big way.

But first, you want to prepare your home ahead of time, clean it up, de-clutter, and even move out excess furniture to achieve that "magazine cover" look as much as possible. I realize that your home may not be magazine cover material, but you know what I mean. Do the absolute best you can to make it look fresh and stylish and spare.

A home actually shows best when it's partially empty. Notice how the furnishing in most of the rooms you see in magazine photos are very spare, almost barren and there is absolutely no sign of a human being ? That's what I 'm talking about here. Go for the spare, barren look as much as possible. People are busy imagining their own possessions in the home, so it takes more effort if you have a lot of possessions. I hope this is making sense… It's not a reflection on your decorating skills or your good taste. It's about what's going on in your prospective buyers' minds.

You need to give them plenty of opportunity to picture their own furniture and their own possessions in what is, at present, your space. After slimming down your possessions, putting furniture and boxes of items in storage if necessary, then comes the moment when you must consider how to make yourself scarce as well. That's right, I said "make yourself scarce." This is the real reason that real estate agents usually suggest that you leave when they are arriving to show your home. It gives the prospective buyers a comfortable space to ask and to say anything without concern for your feelings, and it insures that you won't do or say anything either. In your enthusiasm to show the custom drawer dividers in both the kitchen and the master bathroom, you might just distract them from something much more important.

I have seen sellers make similar mistakes time after time to their own detriment. So, take heed and just make sure all the lights are on, then step back into one area of your home and let them tour it pretty much on their own until they want to ask a question.
