Congratulations! You have made the decision to purchase a home. Whether this is your first home or youve been through the process before it is a big decision and not one to take likely. Owning a home means responsibility not only for the home itself but the financial aspects that go along with being a homeowner. When we bought our first home we made so many mistakes along the way and learned a ton, so in order to make it easier to help you find a home without making some of our mistakes we have compiled four steps to keep in mind to help us find the right home in the Dublin/Pleasanton/San Ramon/Livermore/Concord area. Dublin is part of the Tri-Valley East Bay area, and offers many opportunities for employment, housing and recreational activities for all ages.

The absolute first step in finding the right home is choosing a great real estate agent. Our agent will almost become your new best friend as we search for our new home. The agent can help guide us in choosing which part of Dublin to purchase our new home. They can bring up statistics on schools, community resources, public transportation, crime statistics and local property tax averages. A good real estate agent can be a great source of information that can impact our home buying decisions.

Step two in finding the right home in Dublin is deciding what type of home to purchase. We had always thought we were going to buy a newly built, sprawling home with great lawns and plenty of room. Instead we found this adorable pre-owned home in a comfy neighborhood with a smaller yard that was more manageable and affordable for us. Choosing a home today means more than deciding if we are going to build new from the ground up, buy a just built home or one that has had previous owners. With the economy the way it is, we will hear terms such as foreclosure, pre-foreclosure, short sale, HUD home, and bank owned property. Our real estate agent can explain these terms and what impact they have on our road to finding a new home in Dublin or surrounding cities.

Step three is deciding what part of Dublin are we going to choose to put down roots? Here in Dublin we have many choices of where to live and that is the next step in finding the right home for us. Whether we want to live in a small neighborhood near downtown or on the outskirts in the larger communities, the choices are there for us to choose from. When you do decide the area that best suits your family be sure to check out the school even going to visit them if you have children that are school aged or will be soon. We should talk to potential new neighbors in the neighborhood to see what they like and dont like. Its alright to ask about what someone doesnt like about the area they live in. We talked to at least 4 different people in each of the neighborhoods we were interested in and it helped us narrow down our decision. The home has to be right for you but the neighborhood makes living in your home that much more enjoyable.

The last step in finding the right home for us is your budget. Talking with our real estate agent openly and honestly about our budget before we go shopping is critical. It is very depressing and heartbreaking to find a home we love only to find out that it is way out of our price range. Our agent can show you homes that fall within our budget guidelines so our disappointment in finding a home is reduced. If we find a home that is not listed by a realtor, we should tell our agent and they can contact the home owner directly about showing us the house as well. Any for sale home is a possibility whether offered by another agent or not.
