Since 2008, the real estate market across the United States has collapsed. One of the hardest hit areas is Ladera Ranch, California 92694. This area was developed at the height of the real estate boom from 2003 to 2008. Many of the homes sold during this time period easily doubled their original purchase price, raising values far beyond a million dollars per property.

In the fall of 2008 it all began to change in Ladera Ranch. Homes that were saddled in variable rates mortgages, often encumbered by second mortgages, began defaulting. In just a period of six months, hundreds of homes in Ladera Ranch went into default and then hit the Short Sale to Bank Foreclosure process. Many people have lost their homes but the flip side of this real estate downturn is that many buying opportunities abound. In fact, spacious and newer construction house that once appraised for as high as $1.5 million now cost nearly 50% of the top of the market. If you have good credit and are a good wage earner, you could find yourself purchasing a 4,000 square foot home for about $750,000. Custom homes in Covenant Hills, the gated portion of Ladera Ranch, are currently selling for as low as $825,000.

What makes Ladera Ranch a good investment despite the recent correction in the local real estate market? How about a family based community rivaled by none. Ladera Ranch contains three new elementary schools, a new middle school, has over a dozen private pools, several clubhouses that include tennis courts, water parks for small children, a skateboard park and athletic fields maintained year round. And if the one maxim in real estate investing is "Location, Location, Location", then Ladera Ranch is surely going to be a prime area for real estate when the market does begin to appreciate again.
