Don't believe the hype that there is an 'exclusive method' that is the only way to do it.

There are plenty of methods for buying foreclosures, and if you learn a little bit about the market, they're not hard to figure out. The foreclosure rate has tripled in recent years, and it is leaving many more opportunities than ever before. You can work with sellers, without sellers, from auctions, direct with lenders for back-end and REO sales, and more. Plus, there are many different ways that you can actually buy the properties and make a profit.

You can take over loans, go through loan modification, or buy the second mortgage at a discount and profit when you sell the property. You can do short sales, which is what most people know when it comes to foreclosures. However, they have changed a lot and come in more than one style. The worst option is to buy over-financed homes with no equity. It's easy, but it's not the way to turn a profit. Surprisingly, about 90% of investors follow this ONE method. No wonder there are still so many deals out there.

Auctions are another great way to get your hands on properties, but this is one place that you will need cash up front. If you don't have it, no matter what method you're using to buy, consider using money from a third party investor to fund your deals- they'll work with you on these types of deals even when a traditional or "normal" bank won't.

You can get a free foreclosure list from your public records department or even your local library. This will help you to see what's out there, plan your strategy, and make the most of your investments before you even start making offers. All in all, as long as you invest the effort and time to learn and earn, you'll be a success in the foreclosure market in no time at all.
