Fixer Upper Houses Easy Pointers

Buying fixer upper houses can be very rewarding. Often times with simple cosmetic "haircuts" selling your newfound gem will prove to be very lucrative. Just to help you get started I have a few pointers to share with you I like to point out that if you ignore these you could find that your endeavors will prove to be terribly frustrating and could very well bury you in a mountain of debt.

Have you looked at property that was absolutely filthy even to the point of being disgusting? Believe it or not if you make the effort just to pick up the garbage and trash, dump that stinky litter box and just maybe opening a few windows to air the place out will make a better impression on the buyer. The point here is to simply have the fixer upper clean after all presentation is everything.

Okay remember we have a fixer upper house here once you have the place cleaned up a little bit don't forget to disclose all the improvements that need to be done. Yes, you have to tell him that the hot water heater doesn't work the glass in the back bedroom is broken and there is a leak under the kitchen sink. Oh yeah, and what about those missing shingles on the roof do you tell him about those too, absolutely.

Let me ask you question. Do you know what the buyer is going to do with this fixer upper house? Is he going to give it a haircut and flip it? Is he going to tear down and build a brand new house? What is your neighborhood like around the property? In other words do you have a feel for the market for your location? Perhaps your fixer upper is close to the beach and the true value lies in the lot and not the house. Knocking the house down and rebuilding might just be the best course of action. However, what if it's in an older established neighborhood say perhaps a historical district. Do you have strict rebuilding codes that apply to the property. Just a little bit of knowledge about the market in your locale could prevent a major migraine and an empty pocket.

What every new property investor needs to be mindful of are certain steps and investing pointers you can follow to be a successful investor. I am certain you are not going to all of the trouble of buying and selling fixer upper properties unless you know for certain you could at least make a modest profit.
