Five Tips For Making Your Home More Attractive To Buyers

When it comes to selling your home, you want to do everything possible to make your home attractive to potential buyers. At the same time, you don't want to invest so much money into sprucing up your home that you end up losing money on the deal. Luckily, there are several fairly inexpensive steps that you can take to make your home more attractive without having to spend a great deal of money. In fact, by implementing these five tips, you will be far more likely to sell your home quickly while also recouping your investment costs.

Tip #1: Show Off the Wood

Many of today's buyers are looking for homes with hardwood floors. Therefore, if you have a hardwood floor hiding under your carpet, you might want to consider ripping up the carpeting and letting the hardwood floor take center stage. If you don't have a hardwood floor, you might want to consider installing one. If hardwood costs too much and your floor is in need of a facelift, installing synthetic wood might be a good option. If you go this route, however, keep in mind that synthetic wood won't fool everyone and that some buyers may not be willing to accept the substitute.

Tip #2: Give Your Bathroom a Facelift

While installing marble counters, steam showers and whirlpool baths can help increase the value of your home, going to this extreme isn't necessarily the right way to go. In fact, if these features are not common to homes in your area, you may be doing yourself a disservice. Instead, focus on simply bringing your bathroom up to date. Simple ways to do this include replacing sheet mirros with framed mirrors and globe lights with sconce lighting.

Tip #3: Upgrade Your Countertop

While granite countertop is certainly desirable, you don't necessarily have to invest this much money in upgrading your countertop. In fact, the main concern when it comes to upgrading countertops is to simply find ways to eliminate the need for grout lines in the counter. While this goal can be achieved with granite, it can also be achieved with Corian, composite stone, limestone and concrete.

Tip #4: Choose the Right Appliances

If it is time for an appliance upgrade, consider purchasing stainless steel appliances, as most buyers are attracted to the look of stainless steel. Of course, the overall goal is to select appliances that suit the look and style of your kitchen. Therefore, if you have a country kitchen, it may be more appropriate to install white appliances. Or, you may even want to consider purchasing front panels that match your cabinetry in order to blend your appliances into the rest of the kitchen.

Tip #5: Let the Grass Grow

If most of the homebuyers in your area are families, you will be better served by having a flat open lawn rather than a concrete patio, rock garden or other landscape feature. Therefore, rather than spending money on these items, invest in some grass seed or sod in order to make your lawn as attractive to potential buyers as possible.
